What's the most common mistake you've seen in a new home construction?

We encounter a few repeated mistakes in building custom homes, but the one that occurs most often is missing the door bell. It is a grey area that falls between our electrician and Low Voltage contractors. Home owners often do not ask for it on either walk-thru and both contractors assume the other is wiring for it. It gets missed about every 4th home. I hate it because it is a pain to get in after drywall (wireless doorbells are not good enough for our homes).

The most common mistake I see on the new house it’s siding installation whoever installing siding, installing wrong they nail anywhere but not in to the studs and in a year or two this Siding got loos and fall of the wall

:sweat_smile: crazy! definitely agree that I’ve never found a wireless doorbell that compares to wired ones.

The most common mistake is poor insulation accommodation. Raised heel trusses are a must. They carry the proper amount of roof cavity down to the eaves so the insulation is not minimized by the time it makes it down to the top plate of the wall.

Another big one is to let the plumber lay out the location of the walls. This leads to toilet offsets being wrong and fixtures in the wrong place.

We have found that the biggest mistake a homeowner makes when making construction or renovation decisions is applying a fair budget to their project.

First, if a homeowner is approved for a loan to build a house for $500k, then we believe that homeowner should be trying to build a $415k house. We believe that the build-to-loan ratio should be 80/20% The reason for this is to leave the homeowner room to be free to make changes or upgrades to their home during construction. It allows the homeowner to build a nicer home with finishes that they will love, instead of settle for.

It also gives a cushion for the “unexpecteds” in construction. You can just about guarantee that there will be something unexpected that will happen during the build process. Whether this is finding rock when installing the foundation that has to be drilled or broken out, or getting an increase in material cost, or losing the availability of product that was initially priced for the build.

The most common mistake we find is that homeowners purchase “as much square footage or house” that their loan will buy as opposed to approaching this conservatively.

Not having your bid details complete, which will cause your budget to go over.

As a former GC, we often encountered poor air sealing between the sill plate and rim joists, as well as poor sealing at top of the wall plate and rafter interface. FWIW, this was in a cold climate so air sealing was a bigger deal than other zones.

Other problem areas were poorly designed foundation drainage leading to damp basements. In general air sealing and ventilation is a critical part of the design and construction of all custom homes.

First mistake rush through the foundation without proper compaction which creates severe settling & framing before the concrete cured & harden.
Then deal with drywall cracks and interior doors tilting. Slanted floors and squeaking floors and lose tiles.
Second lack of insulation at bottom and top of walls, improper venting under insulation which creates dampness, air drafts & moisture to mold.
As for the financial aspects you have plans & specs to derived construction budget, detailed estimate to prevent change orders, if home is costume construction, allow extra in the budget for changes.
Construction loans are based on down payment % from owners & balance plus interest by bank construction loan, once completions is achieved loan will be converted to mortgage.

Starts with the foundation and not having the proper compaction.
This is how you end up with settling and where a large portion of my business comes from.
The settling creates lots of issues throughout the home.

The most common mistakes I see in a new home construction is that home owners don’t know much about design. They don’t hire a professional for the design and most times they rely on the builder. Relying on a contractor for their design skills, mostly always falls short. A quality built house is in the design and craftsmanship.

In my experience, it is not having rough-ins in the right place and having to go back to cut concrete.
