Convert upstairs loft into a 5th bedroom

MOTIVATION: Been in the house since 2003, make the living area more useful and comfortable LOOKING FOR: Design Build Firms with good work history and references. Wants to start with designs. FROM THE CLIENT: Renovate the master bedroom and adjacent third bedroom by taking out the fireplace and chimney in the master bedroom, installing closets in its place. Expand the master bedroom shower. Reduce the chimney size of the gas fireplace in the lower level Family room and adding closets. Slightly enlarging the Kitchen food pantry. Making an awning over the kitchen door that opens up to an outside deck for rain protection. Refinish the screened porch floor.

2 projects: (1) extend the roofline on the back corner of the house to create a consistent profile to sit flush with a large pergola. Need new supporting beam/wall that should match house siding, and gutter should be run to new corner. Could use help installing pergola also. (Project 2) - more hardscape project. Full master bath remodel. Moving plumbing for the bathtub, full tile floor, would like to price out radiant flooring. The floor plan stays the same, but I would like to take out a small linen closet. We would like a walk-out shower and freestanding tub Around $15k for labor. Downstairs: Need to convert half bath to full bath, add a closet to office. Want to also look at expanding kitchen wall, and with that extra space building additional kitchen space or kids play area; may consider kitchen renovation as well along with this. Upstairs: consider a design that would enclose the two story loft at the entrance for additional living space. Consider redesigning layout of kids playroom and master bedroom as well.
