Here is the typical routine:
They start a new business. They claim to provide design and construction services that they don’t actually do. They bring on a new outside and unsuspecting design professional to present a front of legitimacy and to make it easier to get money from homeowners upfront. They push getting construction loans as soon as possible—sometimes through unconventional lenders. They are very convincing and good at sounding legit. If needed, they bring on a few subcontractors to complete what minimal work is needed to get the most money they can out of the homeowner. Frequently that involves demolition leaving the project in worse condition than before. Once they have what money they think they can get, they disappear without completing work and without paying designers or subcontractors. They repeat.
