4/19/19 signed a remodeling contract with Fernando, owner of Andrade Construction. Remodeling project covered the following work.
1). Scrapping ceilings throughout to remove popcorn
2) Patch and texture ceilings in Knockdown Texture.
3) Sand, patch, texture in orange peel all walls, throughout including kitchen,
bathrooms ceilings and walls,
4) Paint throughout.
5) 1223 sq. ft. 3 bdrm. and 1 3/4 bath, townhouse
6) Bedrooms floors to be carpeted. balance Vinyl plank flooring throughout..
7) Bath tub and shower to be reglazed.
8) All fixtures to be removed and new installed throughout, including toilets.
9) Kitchen to be remodeled, including, refinish and paint cabinets, install new
granite counter top. redo ceiling to texture, add molding, paint, and
plumbing, add gas line, Install and hookup new gas stove, dishw., microw.
10: Install copper waterlines throughout garage, as well as install a new Gas
waterheater and stand.
11) install new drywall on 2 of the garagewalls.
This work was agreed to and Fernando committed to finish by 6/30.. On 7/1 I terminated the remodeling contract for non-performance. By 6/30 after numerous reworking the rewok of Drywalling, Texturing, Overspraying, Blotchy finishes, and completing less than 50% of the total remodel. I ended it..
On 7/1 after walking back into our Townhome with my wife. I started to review in my head, the day Fernando started the Drywall process..He came with no lighting equipment to see the work that he was doing, He taped and put plastic only on the windows and door sliders and bathroom vanity cabinets, No scaffolding was used for ceiling or walls, especially with cathedral ceilings in the living room.. No, tape and plastic sheathing was used to cover areas from being oversprayed, such as the ceilings and walls, shower and tub door molding, fireplace. Fernando is no professional drywaller, his is an amateur
at best. He also, told me before the contract was signed that he did not lay carpet or do plumbing.. My response was that he was responsible for hiring the proper subs. to do a particular discipline, because I would hold him accountable for there work.. After a few day after work started, I came by to find Fernando in the garage installing copper waterlines.. His response was that he was going to do the plumbing and taking care of getting any permits.
I am glad that I had enough brains to bring in my own Licensed Electrician to take care of that work, that way I know today that, that part of the work had been done correctly. I lost money on this job. And had a great learning experience... Always go with your gut. Take action when the first negative sign surfaces... Fernando maybe a good contractor, BUT STAY AWAY FROM HIS DRYWALLING SKILLS..
