Permits
- Building permit records show that Bryan Rabe Construction LLC has worked on 24 permitted projects.
The design of our deck was too complicated for this contractor to correctly complete. Unfortunately, I believe he saw this in the middle of building it and he walked. Due to this, my wife and I were left with removing improperly installed azek decking, correcting multiple errors with his framing, and correctly reinstalling new decking. All of this costing me well over $3,500 to correct his mistakes. This is just for materials and not taking into account labor.
The Azek decking boards he installed had to be removed and trashed due to not following manufacturer’s installation guidelines.
The frame that he built did not properly allow for the picture frame. There would have been many areas of decking without any support. He attempted to provide structure for the picture frame, but the measurements were all off. This was due to not taking into consideration decorative cedar all along the rim joist. Oh and speaking of the decorative cedar, he did not listen to what we wanted and installed a style other than what was specified. My wife and I did not say anything and just accepted it.
He walked before the stairs were started, but the opening was all ready to start placing the stringers. Well, that entire section of the deck frame had to be torn down and completed correctly, in order to have a wide enough staircase and one that is aesthetically correct. This also involved pouring a new footing.
The 2x12s joists don't sit on the outer ledger board (I hope I am calling that the correct name). There are tied in with hurricane brackets with anywhere from 1/8"-1/4' gap. I don't understand why they don't sit on the ledger board, nor did the inspector or multiple other professionals in the business. The inspector still passed it, but stated I should get shims to put underneath it.
The 2x12s where the actual decking material was placed was not sanded to ensure a level deck floor.
There are numerous other issues, but I won't go on.
I would never again hire or recommend this contractor to anyone. I saw the red light when he stated he does not have written contracts, but still went with him. Yes, very stupid I know. Live and learn.
My wife and I have completed the deck on our own and it has passed final inspection. We are now enjoying it and have the decorative cedar we originally wanted.
Oh I have to say there is one thing he did do correctly and that was to refer us to another company to have the railings completed. That company did a great job!!
