I would NOT recommend this contractor. Her contract was for gutting and building a second floor, 2040 sqft, one bedroom apt in Plattsmouth Main St Historic district. The start date was Feb 1st, 2016 with completion on 1 March 2016. Fire Marshall required plan be changed to place BDRM on the rear wall due to egress. The price was quoted as $75000. Ms. Stewart's estimates were wildly off,as the price has now topped $100,000, and the job is still not complete as of 6 September. Many features in the contract have been deleted (verbally and often without notice) such as deleted crown molding, wide baseboards, claw foot tub, fireplace, CEILING INSULATION, laundry room cabinets and clothes pole, and rear deck was shortened from 20 ft to 8 ft,and had 3 different carpenters involved. The roof leaked badly because HVAC vents were not sealed. Roof needed reroofing after 2500

No, I would NOT recommend Kimberly Stewart, dba Jill of All Trades. She made a $75000 contract to gut and remodel the 2nd floor in a historic Plattsmouth,NE Main St District Commercial bldg. The work was to start 2/1/16 and finish 4/1/16.It is still not done, even though no work was being done for days at a time. While necessary to move BDRM to rear wall for egress issues, the costs escalated, mostly to contractors' poor estimating ability, in my opinion. My wife and I did the rebuild of this and the adjoining bldg, buying them after both 1st floors were destroyed in a 1996 fire.We also restored 2 other historic 1880's bldg's in the next block. We did this as a hobby and for financial security. We know how to do ALL this work, but we are in our late 70's.Stewart had previously done painting and had said she would like to get the remodel job.She appears to lack sufficient understanding of construction processes and sequence. Costs escalated to over $100,000 and the job is not finished today,9/6/16. Problems? The 1st roofer installed skylights on a flat roof without putting them up on curbs. The roof also needed to be redone which I was not aware of since I rarely climb ladders. Ms. Stewart recoated it with a sealer that didn't seal.I paid my roofer to do the job correctly. That was after the 1st of 3 HVAC guys, did not properly seal the vent fenestrations, resulting in a serious leak that damaged the 1st-floor ceiling. The 1st drywall finisher botched the texture job. If the contractor were present, she might have caught it. Had to redo it. Things specified in the contract did not get done because of expense. This included crown molding, wide baseboards, clawfoot slipper tub in the second bathroom, CEILING INSULATION (cost us $2000 to have it blown in after the drywall was up,fireplace (included in the contract),20 ft decks instead of 8ft.I had to repair poorly made interior storm windows as well as the original 1921 casement windows because her sub botched the job. The original wood floors were so badly done she had to hire a second-floor guy to redo them (twice). There's more, but I'll close with saying that Ms.Stewart stated that this was the biggest job she had done.Sadly it took all of our savings to determine that she was in way over her head.
