Do not purchase a home in a David Pearson Community until you do your research. The HOA dues in the Paulding County, Riverwood Development are $1,500 per year. I need to take a tree down that is almost as large as my front yard, To do this, I had to ask for permission, based on David Pearson's HOA covenants. After making the request, he would not grant permission to do this even though grass will not grow around this tree and I now have a crack in my driveway. David Pearson controls the HOA and homeowner votes are nullified due to an iron-clad covenant. The majority of homeowners in this community attempted to sue David Pearson, several years ago, and Cobb County Judge, Tain Kell, ruled in his favor. Pearson was represented by attorney, Roy Barnes. We have no HOA meetings. David Pearson sends a letter in lieu of a meeting to inform the unfortunate residents of our subdivision information concerning "his" budget and dues.

Don't deal with this builder and his communities. HOA fees of $1500, no meetings, common areas over grown, lawsuits over misuse of HOA funds

When we purchased our home, the HOA and fees were in the disclosure. You have a choice not to buy here. $1,500 maybe high but I find the upkeep is impressive. Vacant lots are mowed, the decorative fences have been repaired and painted, the tennis court stands replaced, the pool is always clean and pine straw and flower planting are done seasonally. The location of the community to shopping and schools is top notch. Before we bought, we saw trees that needed attention. We took a photos of several trees when we moved in, contacted the HOA with our request for trimming and removal. We got the OK in 3 days.
I find the people who live here maybe a little lacking. The HOA has
to remind people to pick up after their dogs - tacky - and I see food and cans left at the basketball courts frequently. The residents use the creek to dump trash, wood and old aquariums etc. I know people who take their trash to the vacant lots in back and dump furniture and branches instead of pay the $10.00 landfill fee. They had to send a newsletter to tell residents to stop doing that.
Some people buy in here and are over their heads but want the address.
I don't think that is David Pearson's fault. If you do not respect yourself . . . no HOA will help. I would rather have an HOA then live with pink houses, pit bull breeders and junked cars in the street. It is a trade off.
