I contracted with Dreamsbuilt to have him (Randy Strong) build me a custom home near Romney, WV in May 2009. Things started off poorly and continued downhill from that point. While the contract stipulated a 4 month completion time, I ended up firing Randy in September of 2011 -- more than 2 years since breaking ground. The house was about 50% complete at that time.

Here are some of the more notable problems he caused during this very difficult period of time:

    - he didn't know he needed a WV contractors license to work as a contractor in WV -- that led to a big delay in concrete pouring due to winter

    - it took him over 2 months to figure out that he couldn't rent forms for the concrete foundation work -- progress stopped during this time

    - he didn't vent the roof at all -- he created some novel sofffit venting but had nowhere for the hot air to escape at the roof ridges; I had to add attic ridge vents well after the roofer and framer were gone How could a "builder" not know this?

    - he built a cinder block front porch on disturbed earth and it eventually separated from the house foundation and sank; when I tore his incompetent work apart, it was a pretty easy job -- the cinder blocks had no mortar to join them together, and were not filled with concrete -- for once, his incompetence actually helped me

    - the deck foundations were poured using 6" sonotubes and were only about 12" deep (I had to rip them out and replace them with code-compliant 16" sonotubes poured to a depth of 24")

    - he used an HVAC contractor who was as incompetent as he was -- I replaced a lot of the duct work and added returns in every room, increased the size of the returns per a properly calculated Manual J effort

    - he connected a water drain into the radon vent under the slab

    - he had no plan for hvac ducting and went ahead and poured an ICF concrete suspended slab with no prework for plumbing, wiring or duct chases -- I had to hire the various trades to drill through a lot of concrete simply because there was no planning done before the main floor pour

    - several structural items were missing -- several beams were far too long for their spans so I had to add support for these long beams underneath; I also had to add a post to catch a roof load -- he just left the post sitting on the main floor with nothing to transfer the load to the basement foundation

    - I ordered one door and one window that were far too small for their respective openings -- Randy could not even give me the proper sizes of these openings? How could anyone be that incompetent?

After I fired Randy I learned that he had lost his contractor's license in Virginia in addition to letting his WV license expire. The VA license loss facts are freely available and a matter of public record. Two of the items mentioned in the incident that cost him his VA license were that Randy built a deck in an easement and neglected to obtain the proper permits. He really is that incompetent.

Go to http://www.dpor.virginia.gov. and do a license search for contractors named "dreamsbuilt".

His work was shoddy and took way too long - I fired him after 2+ years of trying to build my home. But the biggest problem was his dishonesty. He owes me over $100,000 of work. I asked him several times to work with me to find a way to return at least some of the money that he was given for work that was never done; he ignored these attempts. After acting like my friend for 2+ years, it seems that he was living off of my money and doing the absolute least possible amount of work with minimum quality to keep my money coming in.

I have taken control of my project and found that there are good contractors out there -- the progress has been remarkable and I am proud of the massive amount of rework that I have done to bring the house up to code and "make it right". I have come across a few shady contractors during this effort and if I feel at all nervous, I walk away. Randy has (at tremendous expense to me and my family) taught me to trust my gut.

His overly confident manner tricked me into thinking that he knew what he was doing; I wish I could go back in time and run at the first sign of trouble. Oh well. Thank god he is not a doctor.
