Was going to build on a plot with them on a plot of land with a basic contract on place not to sell the lot untill prices were given or we would work on land sale. This was without agents because he assured me that all they do is take a cut which is partly valid but it's also someone that's on my side. They never even gave me a price after deadline so we decided to part ways on the build and work on land sale. He took maby days to respond with me calling all the time saying he was just too busy to even call back. Ask for an offer in writing and doesn't respond for days. Than tells me he received another offer that was cash. He took my written bid and used it to get a cash offer. He wasted over 2 months of mine. Seemed like a great guy that had great homes but in this market you can't trust anyone. He did give back money that was to hold the land but that's only because he broke the deal
