They are not customer service friendly, are deceptive in their time of completion for building a home, and like to use remodeling parts (as discovered by our independent appraiser but want to charge unsuspecting consumers as if they're purchasing a brand new product).
I should have followed my gut when I encountered another homeowner in Dec 2019 that was getting ready to close on her home that allowed me to walk through her home since it was one of the floorplans that we were considering. That particular homeowner said that she had considered canceling her contract with them because it took them nearly a year to finish her home.
We signed our contract in Dec 2019 to have a home built in Llano Springs (Fort Worth, TX). Our salesperson was S. Simpkins. First, Ms. Simpkins appears to be knowledgeable but lacks other basic customer service skills such as active listening, providing correct information, following up, or comprehending things being asked of her, and fails to provide an answer to a question. You will have to redirect her several times to the initial question in order to finally get an answer.
We were told that it would take 7-9 months for completion. We were scheduled to have a follow up meeting with Ms. Simpkins in January 2020 and she removed us from her calendar without notifying us.
Months January through June, there was no activity on the lot. We would ask Ms. Simpkins for a status and she would cite issues with permits/materials due to COVID, however, there were other comprehension issues with Ms. Simpkins to the point we didn't really know if it was truly a COVID issue or because she just wasn't giving us a honest answer.
We contacted Operations Manager K. Provence by phone. Ms. Provence she made excuses for Ms. Simpkins unprofessionalism but did finally acknowledge that Ms. Simpkins needed to slow down because she moves to fast and makes a lot of mistakes.
We continued with the build. They finally started building in June 2020. We would point out certain things along the way as they started and had to finally bring in our own independent appraiser for questionable things. We met with First Texas' builder Todd. The appraiser pointed out the remodeling parts that they were using along with other things such as nails already splitting/popping out (just to name a few). Todd tried to get smart with us and said they've been building this way for years. We requested for him to remain professional of which he conceded and agreed to fix the items as suggested by the appraiser. When we asked him when did he think the house would be completed, he gave a tentative month of October 2020.
We continued on. We start getting calls from our loan company and our realtor asking have we heard from our sales rep with the closing date because the loan officer was told October, the realtor was told November to December, however last we knew was October. We contacted Ms. Simpkins to clarify for us when the close date would be because, as we told her, we were told tentatively October by their builder however our loan officer and realtor was being told something different. Ms. Simpkins told us to go with whatever the builder told us. October rolls around and things are somewhat progressing but slows down because they ran out of tile in one of the bathrooms and based on that we could tell, we knew that we would not be closing in October. We reached out to Ms. Simpkins again to get an update for closing and instead of her answering the question, she tells us "January 2021 and I understand because I have friends that have closed already on their homes".
We call the Operations Manager K. Provence, we explain our frustration in closing being delayed and the lackluster customer service from Ms. Simpkins. Ms. Provence tells us that she "thinks we will close in Dec 2020 but unsure and that it could be January 2021 because they allow their workers to go on Christmas vacation for 2 weeks". We concede but let her know of our frustration with the communication. Next thing we know she starts yelling on the phone, talking about she won't allow us to talk about them, and that she will just cancel our contract. We told her that we did not want our contract canceled and she "tauntingly said" that she was canceling and hung up the phone.
Again, look at the reviews on BBB and Build Zoom and you will also see other consumers reviews about this Ms. Provence's behavioral issues.
They only appear to want to deal with YES customers who will just quietly let them sit back and jerk them around. RUN if you can however if you do decide to deal with them DOCUMENT every interaction with them... Don't allow them to try and silence you especially when you are almost paying over half a million dollars for one of their homes.
