    I would love to be able to write a favorable review but, alas, so far our experience has been disappointing to say the least. We placed an order for a Deltona home in the beginning of Oct 2021. We weren't pleased to have to wait 10 months for our home but we were having trouble finding existing homes in the Ocala area in our price range. We believed that a builder as big as Deltona would be able to finish a quality product on time.

    Here we are less than two weeks of the scheduled closing date and our home is nowhere near finished. Our salesperson has no idea when the project will complete and when closing will be rescheduled.

    Everyone is aware that there has been issues that are out of the builders control. This would be more acceptable if all the builders experienced the same level of delay in their production of local houses.

    This is where our experience differs from other prospective buyers in the neighborhood. We live near our production site and near the Deltona Corp office. I walk by the build site every day. We drive past the site every time we leave our current rental home. We know when there are workers there and what progress is made.

    Resource shortages probably has affected all builders. One would think that a builder as big as Deltona would be able secure their resources as well, in fact better, than smaller builders. However our experience has proven otherwise.

    Whether it's 'just in time purchasing' or 'piss poor planning' Deltona chooses to watch other builder projects started in the same time frame complete while our home sits nowhere near completion. I can illustrate several examples of houses built in the same neighborhood finishing far sooner than our Deltona project.

    Watching this develop I've observed that the builders by the most part use the same materials and same worker resources. The same crews work on multiple builder sites. The same inspectors work in the same area. All new houses need blocks, windows, doors, air conditioners etc... One has to ask why some builders can get it done while a larger builder with more purchasing resources seems to be 'dragging their feet'.

    It appears that whoever is in charge of these projects has no concern to complete the build on time. In most businesses when production falls behind the management puts additional effort and resources to 'catch up'. I see other builder crews working later, working on Saturdays and Sundays, doing more to get their product to market. At our build site there are often several days to several weeks before additional progress is made. It's as if Deltona doesn't understand or doesn't care about multi-tasking or scheduling other tasks around any unforeseen delays.

    Apparently the management doesn't care either because when they were questioned about finishing our home on time I was informed in an email by a Deltona Corp vice president to
    "Please refer to section 4 of your contract:
    Section 4d of your contract, this section give us 24 month to complete the construction of your home.
    While we strive to complete our homes within 8-12 months of the contract start date, many factors play a role in reaching this goal.
    Section 4g of your contract lists your closing date as commencing on or before 30 days from CO.
    Section 4e provides the seller a number of reasons that construction may be delayed, such as inability to obtain materials or labor.
    I appreciate your detailed opinion regarding the comparison of our construction process to other builders in the area, but there is no
    section in the contract that requires The Deltona Corporation to keep up with its competitors."

    Time will tell if we will be satisfied with the quality of our purchase. What I can say is that Deltona doesn't care about finishing my house on time.
