We live in Westbay community Legacy Ridge. Wish our our community looked like the ones you have on your fb page. We were very mislead as a community and SHAME on you Westbay for doing so. We bought a home in a Westbay community, never told they did not own the land until after way after closing. And now they are turning the cheek on getting our community to where it should be. Low HOA now but if they don’t do what needs to be done, the HOA will sky rocket and the home owners will have to flip the bill to get it where it should be. So if you drive by, realize the dog park doesn’t get treated for pest control, nor for grass growth, it is basically weeds and sand. It has a bunch of ant piles too. The gate to the park is total crap, breaks all the time. It also has no lighting and the put lattice at the bottom of where dogs could get under the fence. Yes, you read that correctly, LATTICE only on the bottom of a vinyl fence. It looks horrible. And to top it off, there is no running water for the dogs. They have been telling me for over nine months that they are working on it. Come to find out much later, the developer owns the land, not Westbay. And they don’t care nor do they have any advantage to make the community look like other Westbay communities. The landscaping in all common areas look like horrible too. Dead flowers, grass clippings everywhere, mulch hasn’t been replenished where required, I could go on and on. I was a huge advocate for Westbay. I would talk with potential buyers and would tell them how much we love living here. But I won’t do that anymore. I am sickened by how much money we paid for our home and to not only be treated so poorly by management, but to live in a place that looks horrible. Totally mislead and shame on Westbay for doing so.

Horrible!!!! They use strong arm tactics when their huge mistake caused us to want to cancel the contract due to the wrong roof being installed for the wrong elevation! They still expected us to buy the house claiming the can make changes in the field! After I filed complaint with various state and federal consumer protection agencies and organizations they agreed to cancel the contract and refund our monies. We should have known better than to sign a contract that has a binding arbitration contract preventing you from using your attorney! STAY AWAY!!!!

BUYER BEWARE! They need to spend more money on construction management than they do on advertising and model homes. The homes show very well but are poorly built. We have only been in our home for 5 years and these are the problems that we have encountered:
Gas Leaks (kitchen and outside BBQ area)
All Appliances have needed to be replaced or not working properly
Dishwasher stripped from cabinets
Trim on outside was never sealed either peeled off exposing rebar and causing rust
Service door never sealed and leaked
Carriage lights need to be replaced
Scratched sliding glass doors
Air unit has leaked at least two times every year causing mold
Striped Faucet causing a leak from upstairs to the downstairs. Whole bathroom had to be replaced.
Broken window in one room
6 windows with cracked seals and had to be replaced
Carpet buckling in multiple rooms
Pavers sinking in pool area and driveway
2 Queen palms had to be replacedREMINDER: This is a $500,000 and all happened under 5 years!!

There is a saying - if you build a house, will lose couple of years of your life. That's how much stress is when you go for build option.
WORST experience with WestBay. Spend 500k with them. I am not happy at all... next time when I sign up any document I will consult with lawyer before I sign.
Worst experience....construction manager has no clue ... they don't have a process that what I pick in design center if that's even being installed... I caught so many things ... like I paid for upgraded carpet pads ... they put standard .... I paid for upgraded tub ... they put standard... too many things like that .... MY advise to you all don't go for build option because in used one you will get what you see ... not in build option ...if you go for build option stay away from West bay ... good luck

Definitely not! stay away from this builder!Three weeks after we closed on a brand new home on March 7th, 2018, the shower floor tiles in 2 of our bathrooms were soft and started to pop up while the grout was also starting to crack. We contacted the warranty department of Homes by West Bay and they sent Manasota Flooring to repair, since they originally installed our showers. We had to undergo many arguments for them to finally decide to fix both shower floors. They broke apart the floor and took 6 weeks to finally come back and put the floor back together. They left a wide grout line in one of the bathrooms and the color of the first row of tiles in the other bathroom did not match the rest, so I complained about the problems. After a few months, both shower floor grouts started to crack again and the floor became soft again. Manasota Flooring came for the 2nd time and said they were going to replace the floor tiles of one of the bathrooms but were not going to fix the bathroom with the tiles that did not match in color, claiming it was because of "unusual abuse", but the bathroom was only used by my teenage daughter. Manasota Flooring did a poor job in our bathrooms and will not take responsibility for their shoddy work. They put a bandaid on it but never found out the reason why it keeps happening.

The 2 year warranty is a complete joke . We have only submitted 3 requests in one year and only one has been honored. The closet door fell and they said it was our fault but out of courtesy they would fix it after I told him no one lives upstairs. So now months later, door is fixed but not level so they will send the same sloppy company to come fix it again.
2nd request- 2nd level cabinets are peeling- not covered . Only covered for 30 days! House is only 11 months and the cabinets are an upgrade so $$$$ down the drain. Will have to see if manufacturers will fix them or have to gild claim with bbb.
3rd claim - tile not sealed . Looks dirty even after professional cleaning - too pours us.
The guy they send for the warranty requests says no to everything so just save your money. We also have a separate issue that cannot be mentioned here since we are trying to get DA to help -

Worst experience with a builder ever. The issues were one after the other and they of course tried to dodge every issue. 2 year warranty and it took us a year and a half to get a problem taken care of. A huge problem that would have cost us thousands in the bathroom behind the walls. 4 years later we are dealing with another issue behind the walls and of coarse warranty is over but definitely a builder defect. REGRET REGRET REGRET

Sit down and grab a coffee....this is a long one. We are building with Homes by West Bay and close on our house Dec 17' but we have plenty to say. What I keep telling everyone is....Do NOT build with this builder. I would buy one of their homes that is already fabricated. Homes by West Bay, in comparison to other builders, builds a pretty good product. We've had inspectors, mortgage brokers, realtors, etc. tell us the same story. HOWEVER, building with them has been an absolute nightmare. We were told our home would be built in Sept, we are now closing in Dec. The communication is that of a 2 year old. This is by far our biggest complaint. We've tried speaking to managers (who were extremely rude), sales personnel, construction managers....every one is on a different page and you get 5 different answers or none at all. Customer service is terrible. Also, if you plan on making a lot of upgrades to your home, beware of the pricing to do so. Compared to other builders (we did our homework and had family build after in the same neighborhood with two other builders), Homes by West Bay upgrades from the design center come at a much higher premium. They will try to sell you with, "But our home comes with more..."; their homes compare 'finish wise' with that of other builders they are competing with. The difference that we saw were the type of materials they use; i.e. HBW uses PVC for plumbing, other builders used flimsy plastic piping, they apply a sticky barrier between flooring to avoid cracks in tile flooring, they conduct a third party test of the land to ensure there is no sink hole activity, etc.
Best advice, DO YOUR HOMEWORK. If you like to be communicated with, steer clear of Homes by West Bay and if you feel you'll be the person upgrading a bit in your home, understand the cost associated with those upgrades and HAVE IT WRITTEN down. They told us the prices they gave us were wrong AFTER we signed the contract. They build a beautiful product but the process to get there is not at all stellar....go look at reviews, there is a trend with communication. GOOD LUCK!

Irrigation:
We moved in in November 2016. At the time we noted to the builder and HOA that the irrigation system did not have enough pressure to properly activate the sprayers. The blame game started; S&S site development had installed the central system. They gave up the maintenance contract, now Carson's is doing the lawn care and irrigation. Carson's crew has worked numerous hours trying to make a poorly designed system work.The HOA sent us notices in May 2017 that our lawn was not being properly maintained and said we had thirty days to correct the problem. Since the irrigation and lawn is something that we pay the HOA extra for monthly, it is their responsibility. Now it is September and the irrigation system and West Bay's lack of response is irritating.
Home:
The interior trim and paint was a complete mess. The laundry room door had paint runs all down the top panel. There was a 1/2' gap at the bottom of the door, every window sill has paint on the ends and underside. Light fixtures in the bathroom are not centered over the sinks, hot and cold water were reversed in the master shower. There was a piece of cut off pipe in the shower drain. Many of the wrap around wire shelf brackets are just screwed into drywall with no anchor and not into a wall stud.The blown in insulation in the attic was a nice 13-14 inches right at the access panel. on the other side of the portico in the front bedroom there was between 3 and 9 inches. The insulation company came out twice to get the correct amount throughout the house. They then had to come out two more times to remove the insulation that they had blown into the soffits which inhibited the proper attic ventilation.
The dishwasher was not installed, just pushed into place.
I would not recommend using them unless you are knowledgeable in construction and able to walk the site daily during the build.
I would also have a realtor work closely with you. Janice rushed us through the paperwork while we were on the phone trying to do an EFT for the deposit. That mistake cost us about $6000. We had agreed on a final price with West Bay paying the closing costs. We discovered in the loan documents that we were paying the closing fees.
One more side note. If you buy in a new development, expect to look at garbage, construction debris, beer bottles and cans, food wrappers and drink cups all over the neighborhood. When you report it to James Raczkowski, VP of Construction, you will get this response: "There may be differing views and expectations on what an orderly construction site will look like. We feel La Collina is within our expectations. "
It's up to you , but for me, never again!

I can’t say enough about Westbay. Starting with the sales office Brenna was great to work with she always returned my phone calls promptly and addressed my concerns. Then our construction manager Dave was the best, can’t say enough about him. He even has helped us out when he could with some small things after closing. He has become like family. Great people to work with.
