My advice to YOU is to stay, stay and I mean stay away from James Stuart Benson Jr. A/K/A Jim Benson Custom Homes. I had a very bad experience with this individual. First what I found most disgusting and disappointing about him was his failure to inform me was that he had filed a Bankruptcy Petition just weeks before I hired him. I feel this was quite dishonest in his dealings with me. I quite frankly I would never had hired James Stuart Benson Jr. A/K/A Jim Benson Custom Homes if I had known that he was in such difficult and dire financial straits. I also found out that Jim had had some lawsuits against him from at least two sets of home-owners in my local area. Again if I had known this I would never had hired Jim. It was a constant struggle working with Jim. Although, I had my own Interim Construction Loan Jim wanted to act much to my dismay as if my loan monies were his own construction loan. I remember on one occasion he had ordered some interior lights for my house without even getting my approval. Once I found out Jim had made this order I immediately canceled Jims order. I cancelled his order for these interior lights because I was able to purchase comparable lights from another supplier at a much cheaper price. The working relationship with Jim deteriorated to such a bad state that later I even filed a legal action against him. Please know that I would never hire James Stuart Benson Jr. A/K/A Jim Benson Custom Homes ever again nor I would recommend anyone hire him. Jim also had a painting crew that worked on my house which also I recommend that you do NOT HIRE. The painting crew was not professional. I found them to be at times quite sloppy in their work. At one point while they were working on my house they were so out of control that THEY brought a desk into my library from somewhere else and without my permission they painted it. This desk that they painted in my house had absolutely nothing to do with my house or me. This is another reason why I strongly urge you to stay away from Jim Benson Custom Homes and his regular set of sub-contractors.
Do not be fooled by Jim Benson's initial approach. Jim starts off like he is going to try to help you but actually all Jim is concerned about is much can he make off this particular deal. Save yourself a lot grief and heart ache and find some one else to build your house.

Jim Benson is very detailed and gave great input throughout the process of our build. From start to finish he was personally invollved in our wants and needs for our future home and made sure they were accomplished upon completion. He was easily contacted when we had any questions or concerns and found a solution promptly.
Thank you for all your hard work to make this process as smooth as possible. We love our forever home and all the personal touches to make it our own. -

Jim built our house this last year. He was very honest and great to work with. We love our new Jim Benson Custom Home.

Jim Benson built our home. We had numerous problems. He refused to repair them and later filed for bankruptcy because of other claims against him. I understand he is still operating under other names.

We hired Jim Benson also known as Jim Benson custom homes based on a personal referral. We showed him problems with the house he built for us that have not been corrected for more than a year. He refuses to even communicate with us.

Ladies & Gentlemen: Please know that the negative review that I posted on James Stuart Benton Jr. A/K/A Jim Benson Custom Homes a couple of weeks ago I did so because I do NOT want to see another person, family or homeowner harmed, hurt, or damaged by Jim Benson. Make no mistake about it Jim Benson is a poor excuse for a businessman, a bad character and does not care about the financial harm he is causing homeowners. Jim worked for me for about 14-15 months and what I saw was a person who was financially desperate, a person who displayed a great deal of greed and a person who was constantly chasing a dollar.
Several Texas State Court Lawsuits Have Been Filed Against Jim Benson: I initially posted weeks ago that Jim had two lawsuits filed against him, but I have just found out Jim Benson had four lawsuits filed against him in Rockwall County Courts. Here are the cases: Richard E. Upshaw and Ruth E. Upshaw vs. Jim Benson and Associate, Inc. Cause No. 1-01-241, District Court, 382 Judicial District Rockwall County, Texas; State Farm Insurance Company Subrogee of Roger Frosini vs. Jim Benson and Associate Inc. Cause No. 1-03-62 District Court, 382 Judicial District Rockwall County, Texas; Madsen Family Trust, Douglas Madsen and Barbara Madsen vs. James S. Benson, Jim Benson Custom Homes and Puckett Electric Company, Inc. Cause No. 1-14-1283, District Court, 382 Judicial District Rockwall County, Texas;. and Preston Nix and Mary Beth Nix vs. Jim Benson Custom Homes and James S. Benson Jr. a/k/a Jim Benson, Individually Cause 1-15-105, District Court, 382 Judicial District Rockwall County, Texas;
I have read the complaints in these four lawsuits and I was not the least bit surprised about the negative allegations made by these homeowners against Jim Benson. The primary complaints listed in these four different lawsuits was negligence in the construction of their homes and/or breach of contract involving allegations that Jim Benson had been dishonest or deceptive in his business dealings with these homeowners.
Quite frankly, reading these four lawsuits filed against Jim Benson only confirmed my misgivings and concerns about Jim Benson. In fact, these four lawsuits saddened me to know that I had even hired Jim Benson and the obvious financial harm and pain Jim Benson had caused these people. You do not have to take my word for this because you can over to the Rockwall County Courthouse and read these lawsuits for yourself.
You would think that after being sued by four different families that this would have been a wake-up call for Jim Benson but it was not. You would have thought Jim Benson would have humbled himself and did some soul searching to do better when he was hired by homeowners. Instead as Jim Benson worked for me in December 2016 to February 2018, I saw I was dealing with someone I simply could not trust. I personally saw I was dealing with a Jim Benson who had no remorse about the financial harm he had caused people or could cause me.
Jim Benson’s Chapter 7 Bankruptcy Petition: In November 2016 Jim Benson filed for Chapter 7 Bankruptcy and failed to disclose this to me when I hired him five (5) weeks later in December 2016. This underscores Jim’s lack of integrity and his dishonesty to me and probably other homeowners who houses he was working on at the time. Jim knows that if he had disclosed to me that he was in Chapter 7 Bankruptcy I would not have hired him. Jim’s Chapter 7 Bankruptcy Petition was for over $ 1,000,000. Jim’s Bankruptcy Petition is Case 16-34425-bijh7.
If Jim Benson had disclosed that he had just filed a Chapter 7 Bankruptcy Petition I would NOT have done business with him, but I would have nonetheless, respected him for at least being honest about his dire and desperate financial condition. Jim made a conscious decision however, to be dishonest and deceptive about his financial condition. This is just one of the reasons on a scale of 1 to 10 that I would rate Jim Benson a flat zero in terms of honesty and integrity.
STAY WAY AND I MEAN STAY AWAY FROM JIM BENSON: Like the other folks who filed lawsuits against Jim Benson I also took legal action against Jim Benson for what I believe was dishonest and deceptive business transactions with me.
Jim was trying to control my construction loan. I simply was not going to allow him to do so. I am glad that I went toe to toe with Jim Benson because had I not I would have really been seriously financially harmed by Jim Benson.
After working for me for just about 4 months it was obvious to me that Jim Benson was a person that I could NOT trust. I must tell you that Jim Benson as an alleged Custom Home-builder was a grave disappointment to my wife and me. Regarding Jim’s alleged attention to detail, we were sorely disappointed.
