    Bought townhouse
    $610,000

    One of the absolute worst people I have dealt with in any business transaction of any kind. Any promise that Blake makes get in writing or it is worthless. Bought a unit in a townhouse development and he left multiple punch list issues unresolved. Worst of all he did not have the old water meter decommissioned as he was supposed to and it accumulated charges that he then tried to foist on the HOA. If possible do not have any dealings with Blake or anyone associated with him.

    New construction

    We hired LNL Builds for a project which was expected to take about a year to complete. After more than 3 years and large cost overruns, LNL Builds was not able to obtain a Certificate of Occupancy. We fired LNL Builds and completed the work ourselves.
    During the process of finishing the work, we were informed by frustrated Inspectors at the Seattle Building Department that LNL had never been given permission to occupy the building and a notice of violation (and an order to vacate the building) was issued. We worked with the City of Seattle to resolve the issues and obtain a Certificate of Occupancy.
    Adding insult to injury, LNL sued us for additional fabricated fees, forcing us to defend ourselves in court. In 2024 Superior Court Judge Wyman Yip ruled in our favor and found LNL liable for misleading us about the certificate of occupancy and awarded us damages and the Washington State Department of Labor & Industries suspended LNL Builds Contractors License indefinitely. Both the judge's decision and judgement against LNL are in the public record (case number 23-2-03957-2).
    During the first year of construction Blake was hard working, diligent, capable, and made good progress. Unfortunately, after covid, and after LNL had been paid its entire fee, he apparently lost his motivation, and very slow progress was made on the building over the next 2 years. We painfully watched the project sit vacant most of the time while he took one vacation after another. His brother tried to help cover for him while he was gone, but he was spread too thin and was not able to help much.
    It's unfortunate that we didn’t terminate LNL years earlier. It would have been a much better outcome for all involved.
    6/20/25 UPDATE: LNL Builds has paid the court ordered judgement and Washington State has reinstated their General Contractors License.
