    Purchased new construction

Terrible experience, I hate that I have to even give one star. We loved the layout of the house, but even before we made an offer, there were already warning signs that this was going to be a terrible experience. They told us that they were about to jack up the price of the house, but that they would reluctantly allow us to put in an offer. The contractors broke a water pipe, turned the water off in the house, and then took two huge shits in the downstairs toilets that couldn't flush and left it. We were rushed through the inside inspection, and were never allowed to do the inspection of the outside until the day of the closing. The final walk through consisted of writing down the issues that needed to be fixed with the exterior of the house...and then never seeing or hearing from the builder again. They have been completely unresponsive and amazingly rude when we do hear from them, I only wish there was enough space here to post some of the written communication. Please do yourself a favor, and find one of the MANY other reputable builders in the Savannah/Low Country area.

This is the 6th home I have purchased in my lifetime. So many disappointments as the representative acted like a used car salesman, rushing an initial exterior inspection due to rain and then no follow up on the walk thru prior to closing. Items that could have been remedied within a couple of days has never been addressed leaving an opening over the front door and daylight can be seen at the bottom of the walls to the exterior. The property was left with large pieces of cement, wood framing for concrete areas never removed and construction parts found all around the property. The attempts to try and obtain proper information about water and sewer billing have gone unanswered and because of street name changes, UPS won't even deliver to our neighborhood. The electrical meter boxes were no the wrong houses and that had to be cleared up. The name of the trash company was the wrong vendor. The county sent back my check saying they did not have my water and I used the form supplied by the builder representatives. In order to get the couple of small repairs completed, I was advised to use 2-10. Still not repaired and after 2-10 gets it, the builder has up to 60 days to respond.

We had a home picked out to buy in the Greenbriar subdivision. We were ask to stop by and pick out the cabinets, tile and Wayne’s coatings to have installed in the new house. Now these are upgrades and we were willing to pay the extra money for the upgrades. Not one upgrade we requested was done to the home! Not one! They walked away from an extra 10k - 15k. That had lied and built up our hopes only to screw us. The did say they had a time schedule for things to be installed but your going to tell me that you couldn’t put that shit aside till the next model of the one being built came up? Your going to tell me you walked away from an extra 15k in up graded? How the hell you stay in business? With this type of customer service I wouldn’t let you build me a dog house! Wish to respond? Build a Wingstop restaurant
    $300,000

Rockby Construction was also under contract to build a Wingstop Restaurant for us. They collected almost $100,000 from us to pay the subcontractors. Not one contractor was paid. They walked away from the project after almost no work was completed. The small amount of work that was completed was done poorly and needed to be redone. They cost us 6 months and more than $100,000 including the required rework. They assured us that they had paid the subcontractors although all of them signed statements attesting to the fact that they had not been paid. Their local supervisor told us that they never paid him as well. This was the worst business experience I have ever had in more 35 years in business.

Rockby Construction built, or started to build, a Wingstop Restaurant for us and just left the project unfinished. We had to hire another GC to finish the project even though Rockby was paid.
