Full disclosure, I chose not to go with this individual/company for my project. The review of 2 is given more for the process. The owner was nice, but the request for a 40K deposit and an unclear contract for that amount was off putting. For example the contract included weekly payments w/o any mention of completion of certain areas being required although verbally did say it would only be after step...was,completed but contract said no changes unless it is in writing. So that contradiction was odd. Stated no sub contractors and his company would do everything, however mine included electric and plumbing and this company did not show as having an electrical license, although the owner did say his cousin would do the electrical work. The payments were to be made in the owners name and not the company's name, which is scary to me. The owner/company was not bonded and owner stated that was because it was not required in NJ. This is also scary as if something were to happen and job wasn't completed/started it would be difficult to get deposit money back. Owner stated no issues with better business bureau, yet a BBB report showed an unfavorable grade and no response from owner. The company did not appear to have enough employees to be dedicated to my job and other jobs that come along. Although the contract did state the company was responsible to obtain all permits, down-payment was requested before permits and further investigation by me, I was informed my township would require a variance. Once/if variance is approved, my project will move a head, however I think a little larger company will be needed. What I learned, review the contract and have an attorney look at it before signing, well worth checking. Make sure you/or someone else does a thorough look before signing anything, especially when large amounts of money may exchange hands. I see other post on here stating that deposits were taken w/o job being completed and I can not speak to those as I chose not to move forward with a deposit, but I am thankful for those post as the post combined with the research provided to me, I believe may have saved me from making a mistake. I have never heard of weekly payments for construction/renovation projects and that really jumped out as a red flag for me. But again, I am unsure. Maybe some contractors do weekly payments. Just for me, I would never agree to that.

Do not recommend. Took our sizeable deposit and did not do the work. He cannot be trusted.

Would give 0 stars if an an option! Warning to all searching for a contractor, builder, do NOT hire O'Connor Builders from Atco area. They are not professional and did not care for our home, treated it poorly. They also kept asking for money - we gave them way too much for the work done by their crew - when we were told more money was needed or no more work would be done, we refused and they SHUT DOWN working on our renovation. Our retirement savings are in their pockets and we still have no home to live in. They also used our front yard as a dump and WE had to clean it up. "not my fault" is his go to line...sad! Their sub contractor broke a water line to the house and they never fixed it..."not my fault" was our response. Be careful! Research and get professional contracts and referrals from someone you trust.
