    condo renovation

This letter shows my extreme disappointment with Justin Roberts of Origin Builders in HHouston, Texas. Lack of communication and follow through are the main and significant areas of concern regarding this contractor, Justin Roberts, of Origin Builders. Our original work timeline was six weeks which extended to twelve weeks with the middle and end dragging out the process. After signing his contract for the remodeling of our new condo unit his crew started the project well and we thought things were going smoothly until it became apparent that the owner was lengthening the project to keep his crew busy until his next project was ready to begin. Toward the middle of the time frame calls to Justin were not returned and the only communication was through his job supervisor who had no authority to answer questions or move the project forward. As the bills for electrical work came into the contractor he never advised us of the increasing costs, but eventually presented us with an electrician bill that exceeded estimates by thousands. In the end our total project was $30,000 over estimated budget. The builders response, "Some of my clients don't keep to a budget." He did not inform us of billings as the project continued. Once the project was completed we called him due to cabinet doors coming loose off the hinges. It took him weeks to respond. Then three months later when trying to change air filters in our bathroom ceiling, the ceiling tiles were discovered to be loose and not appropriately hanging on the tile grids. We called weekly for two months and wrote texts and emails and have yet to have had a response or had a meeting with him. Our ceiling tiles, according to three other licensed contractors were inappropriately chosen to allow for the use and purpose of filter changing; a necessary procedure which of course Justin knew would have to be performed. These tiles are not adequately supported by the grid and one or more of the lights that are incorporated within the tiles are loosely hanging down from the ceiling. This is a potential fire hazard. All of this was explained to Justin, but he has yet to respond, except for once when he, in writing, accused us of not paying his final bill; thus his reason for his non response. We have in his own writing a final bill signed by him that says"paid in full". When we forwarded this document to him he retracted his statement, but did not respond to a meeting request to address our ceiling. On another note, Justin does not vet nor oversee his subs and expects his clients to pay for needed redoes of work that poor subcontractors under him do. Examples: a) poor installation of flooring wood in a room that needed to be redone with a new sub floor. b) faulty installation of bathroom mirrors that needed to be exchanged and reinstalled. Justin's actions, or inaction, is very unprofessional and passive aggressive. Justin is not taking responsibility for his work or even bothering to look at what needs to be done to rectify the issues. Our contract states that the contractor is responsible for his work beyond completion of the project. This contractor is running out the clock by not responding.
