    Find and Fix a water leak coming through windows on Stucco wall

    Paul stated that he was an expert in finding and repairing water leaks. We hired his company, Performance Restoration, to find and fix a water leak coming through the 2 upper and 2 lower windows from the middle of our Southern wall. In 2018, he finished rebuilding the middle section of the wall. The repair failed and water was getting in once again. After hiring another firm, they opened the wall, and found that 1) both sets of top and bottom windows were flashed incorrectly and did not meet building code. The waterproofing paper was placed under the Bituthene material, it should have been placed OVER, creating a seam at the top that allowed water to seep behind. His company also tried to fix the seam by caulking it(see pics) - again not up to code and the caulking broke down. The Bituthene should have been at least 6 inches, but in places was 1.5 inches – not up to code. In 2017, Paul also acknowledged, in writing, that water was getting in from the gable vent but did not address this. After, opening the wall, there was no repair found and instead the gable vent was still not properly flashed allowing water to continue to get in. His quote listed a 3 coat stucco system would be installed, when he only installed a 1 cost stucco system, as shown on the document Paul gave to the El Dorado County Building department. I had Paul come out when the leak was initially found. He said he would make it right. Then did not return calls. I repeatedly contacted him and he would agree to come out and then would not. When he finally came out, he said that all stucco walls leaked. I had no faith in his ability or willingness to fix the problem. I contacted the El Dorado Building Department and was told that there is a ten year warranty CCP Section 337.15 for this repair. The new repair cost more tha$38,000 and I have sent a certified letter to Paul for a refund of $17,500 but have not received any response.

    Performance Restoration came recommended by my plumber to help after a leak in the kitchen resulted in mold. The owner, Paul, came out right away, gave me a quote and took a sample for testing. I got the results back the next day and was able to make decisions for my family's health based on the initial assessment. Neither of the other companies to bid on the job were as timely, communicative, or concerned with diagnosing the problem. Sadly, I did not get to use Performance Restoration to do the work because they were busy on a big project and timeline was an important factor for me.
