    Kitchen and bathroom remodel, kitchen addition. Structural work. Plumbing and electrical.

    We had a terrible experience with Premier Builders. Honestly run. We contracted with them for the first phase of a large scale remodel for our home in Potomac. The entire experience was unprofessional. They breached the contract a number of times by bringing us change orders with no quotes, then starting work before giving us eye watering prices for the work. They used our timeline to justify this illegal practice and then demanded 100% payment right away even though the contract did not allow them to begin work without approvals for change orders and structured payments 50% up front and 50% upon completion for change orders. They often did not show up which then led our project to be severely delayed. They over billed us by $5000 and never reimbursed us and to make it all worse, their work was crap. I have had to go back and insulate pipes on exterior walls, their paint and drywall work is absolute crap, the grout on the floor is cracking in the kitchen, try smudged wall paint all over our redwood ceiling. The list is extensive. Save yourself the trouble and run fast when these guys approach

    In March 2019 we contracted with Premier Builders Group, Inc. (Erick Rodas, principal) to build our 3-bedroom “dream home” in Annapolis, MD. It was a $480,000 build. The contract said the house would be done in seven (7) months. The project was eventually completed 1-1/2 years later in September 2020, over ten (10) months late and $110,000 over the contract budget.

    From day one, Premier Builders Group would not commit to a project schedule or completion date. After months of cajoling, Mr. Rodas finally produced a written schedule and completion date – of which they would up failing by seven (7) months. It seemed the entire project was done on a part-time basis or as some kind of ‘side job’.

    The sub-contractors on the job were rarely supervised and their quality of work was marginal. Virtually every trade on the project had some issues passing City inspections. For example: Portions of the HVAC ductwork had to be completely torn out and re-installed because of air leaks. There were multiple re-inspections required. The project was delayed nearly a month because the fire sprinkler contractor did not submit the plans to the City correctly.

    Financial dealings were also suspect. For example: We gave Premier Builders Group nearly $18,000 as an upfront payment for our upgraded windows, only to find out later the vendor was not paid. The entire window delivery was delayed until the vendor received payment. In March of 2020 we loaned Premier Builders Group LLC funds totaling $19,025, ostensibly for building materials. We never received repayment nor any explanation of the final disposition of these funds. A month after moving in we still received invoices from two subcontractors who were not paid fully for their work – one threatened to place a lien on our home.

    When the project was finally completed, the mortgage lender required a final disbursement distribution letter (including punch-list of outstanding items) that was signed by all parties. Mr. Rodas altered the signed document and submitted it to the bank in a late-night fax – apparently in an effort to gain possession of our funds. Fortunately the loan administrator for the bank recognized the obvious sham attempt. Premier Builders Group never returned to complete the punch-list items. A month later, I had to call them to remove the tools they left in our yard.

    Contracting with Premier Builders Group was the worst mistake we've ever made. They are unprofessional, unethical, incompetent, and dishonest. We have since filed a formal complaint with the MD Attorney General's Office of Consumer Affairs. I urge others to not make the same mistake we did.

    We contracted with Premier to build our dream home in Annapolis. It was a $480,000 build. The contract said the house would be done in seven (7) months. Now, even after over twelve (12) months the job still isn't done. The owner, Erick Rodas, will not answer my phone calls. I've repeatedly asked for a move-in date or at least a construction schedule to no avail. We literally have no idea when or if the job will ever be completed. Mr. Rodas has lied on repeated occasions claiming the construction crew were "on their way to the jobsite" only to have them not show up.

    Financial dealings have also been suspect. We have made payments for specific items only to find later the vendor was not paid. On one occasion we received late night calls from one of Premier's subcontractors begging to be paid.

    Dealing with Premier Builders Group has turned our dream home project into a nightmare experience. We are now consulting with our attorney, the bank, and the permit authority to terminate the contract and hopefully find a reliable honest contractor to finish the work.

    Contracting with Premier Builders Group was the worst mistake we've ever made.
