I closed on my Kirbor house on May 10th. It is now August and they have not completed the kitchen cabinets that were to be done 30 days after closing.
They forgot the driveway price in the original contract so after I went and signed they upped the price by 10k before they would ratify it.
I caught numerous errors during construction that I had put I. The contract that was not done. The ceiling the garage had a receptacle that was not in code,
They made plan changes that significantly affected the amount of living space in one bedroom without asking me.
The list goes on and on BUYER BE WARE.

We closed on our Kirbor home 2018. The construction process was a nightmare with numerous quality and contractual issues. To list a few:
1) the on-site Realtors representing Kirbor for the community did not know the product they were selling, they promised and agreed to options that were not standard or not included in the contract. Lesson learned, get in in writing, and sometimes even then it does mean anything.
2) Kirbor got overburdened with home construction for the development and brought in a framing crew from outside the area to frame up our home. The rough-in framing work was extremely poor and we identified numerous issues with it including five holes in the exterior sheathing, floating walls, open sofetts, etc. These issues were conveyed to Kirbor several times via written notification (including pics of the substandard framing quality) . Most of these issues were never addressed. The most significant issue is that the 5 holes in the exterior sheathing that were simply covered by weather proofing and vinyl siding. This framing crew was let go by Kirbor after completing our house.
3) The home was supposed to come with a concrete patio (pad) on the rear of the house, it was even in their brochure and our contract. We added a covered porch on the back of the house (as part of the original contract for addition money). When the concrete for our home was poured, there was no concrete patio. We were told the additional covered porch that we added into the contract did not include concrete for the floor and that they had use the concrete for the Patio for the covered porch (so I paid extra for a covered porch without a floor). Poor planning on their part but we never got our concrete patio.
4) There were numerous issues with the addendums to the contract including incorrect descriptions changes, incorrect prices for the changes we added and addition (math) errors with total and final cost of the home. This took extensive time on my part to ensure the contract addendums and pricing were correct, something they should have been more tedious about. I even identified pricing errors that were in our favor hoping to gain favor from the builder in getting the previously mentioned concrete patio, but to no avail.
5) The grout in the master bath shower started cracking and coming out shortly after we closed on the home. We pointed this out during out first inspection after closing and were told it was a "Home Owner" maintenance issue".
6) Our downstairs AC unit has had a continuous Freon leak since we closed. We have had 7 maintenance calls in the last 2 years on the unit and it is still not fixed.
7) Miscellaneous minor issues include: Interior doors don't latch when they closed, dishwasher doesn't completely drain, garage door comes off track...…..
8) In accordance with the contract, we asked about meeting with the builder to mitigate/resolve our issues. We were denied.
In Summation, for a home that was well above the median home price for this area I expected better service and quality. Buyer Beware, I do not recommend this builder.
