Riptide builders do build really pretty homes and you can all see a lot of those on their website. Two and a half years ago we looked at a couple Riptide houses here in Hampstead and we loved all we saw. So after a few months of looking at many different houses built Riptide and other builders on or about April 27, 2017, we decided on a Specked out house design on a lot here in WyndWater Hampstead N.C. that Riptide had under contract with the developer here in the 3rd phase At WyndWater Hampstead N.C. And then signed a contract with a 3 percent deposit. Also we were told by Riptide that all our upgrades, about ($35,000) would have to be paid in cash at their designated schedule, and were told by the same Riptide agent not to tell anyone about these payments, specifically our finance company. We asked why, and then was told by the same Riptide rep that our house may not appraise for the total asking price and the upgrades. Something sounded wrong with the way she told us, but we made all three payments on time with my personal checking account though bank transfers. That seemed like a very shady way to do business and should have sent a warning to us that we should not do business with or buy a home from this company So not sure if this is for other builders, but with Riptide Builders you have a one hour walk through where you must find any build defects or anything you don't like about the house a week before closing. We found many and was verbally promised by the Riptide rep that all would be addressed and was casually handed a super large 2-10 warranty book, one that we were expected to read one week before closing. We did look through it but with all that has be done with a out of state move, we did not have time to read and understand it all. As with most people we expected the law firm that we pay for at closing to find and irregularities in the contact that we sign at closing. First big thing not covered under warranty was my $5900 upgrade paver stone patio that Riptide builders installed. Stones were buckling and joints missing soon after moving. As with many of our build issues we were told by 2-10 warranty and Riptide builders, NOT UNDER WARRANTY. I will not get into all our build issues now but there were 35-40 put in to 2-10 warranty company inside the one year warranty time limit and only a little over half were addressed. Riptide will tell you that there are only three outstanding issues. But i'm including many that Riptide & 2-10 Warranty company will say not under warranty. I feel that if you buy a house from a good builder with good honest ethics, that all they build would be warrantied and not have any exclusions. Also at the one week before closing walk through we were promised by the Riptide Rep that all paint, nail pops, tile cracks, grout and trim voids would all be addressed at a verbally promised 11 month walk through. We were told that do not put in to 2-10 warranty company untill the 11th month. Again we put in all our cosmetic issued throughout the year and on the 11th month and to date, today 11/07/2019 these issues have not been addressed buy Riptide builders. Also be aware that Riptide builders in a Accredited Better Business Bureau company with not many bad reviews. Do the research on the B.B.B. and you will find that it's almost impossibly to put in a negative review on a B.B.B. Accredited company. Accredited companys pay the Better Business Bureau to stay a Accredited company with a A rating. B.B.B. abdicates for these companies for money in my opinion. So after the one year had past, many of my issues have not been addressed by Riptide and or 2-10 Warranty company which also abdicates for Riptide builders in my opinion. I put in a negative review on Better Business Bureau and it was not published. I spoke to someone at the north carolina bbb office and asked why my review was not published and was told that i had in my contact that i would go through a mediation process that was buried somewhere in my contract. How would they know that. i'll give you just one guess, Yup, Riptide in their rebuttal to the B.B.B. So through the many months to come i go through 2-10 warranty companies mediator which like i said, in my opinion abdicates for riptide, process and was promised that all my cosmetic and all other issues would be addressed. Months after the one year warranty ended i got a call from riptide saying that all my issues would be addressed soon and i would get a call to schedule all items to be repaired by either subcontractors or Riptides employee. That was the last contact. Nine months go by as i waited patiently for that call that never come as promised by the Riptide rep back at the end of 2018 or beginning of 2019. In September of 2019 i called Riptides office and question why promise made nine months back were not addressed and was told by a Amanda Hartell, a Riptide rep that that there were many people in front of me with issues and soon i would get it soon. When i decided to go online to complain
