MIke was contracted thru my builder, MMC Contracting, to prep and seed the yard to our new home. Mike did this as a "favor" to our builder, though he is not "a landscaper by trade." Mike prepped and seeded our yard in the middle/late October of last year and he told our builder he was not going to warranty the work b/c we did not have a irrigation system. This was never communicated to us in writing by Mike's receipt/paperwork or by our builder. We closed on the house, moved in and now have a horrible yard. Not aware of the "no warranty" situation, we called Mike to "touch-up" our yard and possibly address the horrible prep job to our yard. Mike was not friendly and basically rude. Mike told me he did the job as a "favor" to my builder and he would not guarantee the work b/c we didn't have an irrigation system. Mike got irritated and was rude to me when I told him that we were not aware of the "no warranty" situation w/ the yard and I mentioned that he did the job late October of last year and we have had a rainy season, so the "no irrigation system kinda goes out the window." Mike began to yell at me and tell me that he was not a "landscaper, but an excavator by trade" and that I had to take this up w/ our builder b/c he did it as a favor to him. When I told him I would file a complaint, Mike said, "I don't mean to be rude but you would not find one company who would guarantee a job without an irrigation system and you would have to file the complaint w/ your builder." I replied that my builder would be mentioned in the complaint but requested his last name, which Mike refused to provide and he hung up on me. We then received a phone call from our builder. I promptly googled landscapers in Fredericksburg and called the first landscaping company on the list, who in turn told me the grass should not have been planted that late in the Fall and that they would guaranteed their work had they seeded a yard that late in the season. I specifically asked if they would guarantee their work even w/out an irrigation system and they said yes.
