Schumacher Homes build the house I purchase new in 2008. The house seem pretty solid in it's construction, and it doesn't creak or groan in even the strongest wind storms. However, a lot of significant issues have emerged in the 9 years since the home was build. For example, heating ducts under the house were very poorly installed, and definitely not to code, causing several collapses of the duct-work into the crawlspace, including the main duct coming off of the furnace, which meant that all first-floor heart was being pushed into the crawlspace. Similarly, they didn't properly attach the dryer vent in the crawl space, which also dropped into the crawl space and detached from the floor duct, so all the dryer heat, moisture and lint was pumped into the crawl space, creating a fire hazard until it was discovered and fixed. Also, instead of making a space in the foundation so that the dryer vent could be directed out to the nearest wall, 6 feet from the dryer, they instead ran the duct 26' to a side wall, which causes lint to build up excessively in the duct, is a direct violation of the 12' code limit, and greatly lengthens the time it takes for the dryer to dry cloths, do to the excessive pressure needed to push the hot air and moisture out to the outside wall. They used the cheapest windows possible, which frequently come off their rails and have to be remounted. They used the cheapest light fixtures possible in the bathrooms, which started rusting after only a few years. They used the cheapest paint possible on the exterior walls and trim, and in many places the paint has already worn through to the wood underneath, requiring repainting of all the trim after just a few years. They used the cheapest, low-quality wood possible on all the trim, which when coupled with the cheap paint has created dry-rot in a number of places on the exterior. They used cheapest insulation type and installation method possible for the ground floors, so there are many places where the insulation has gaps and inconsistencies leading to cold spots on the floors. They didn't properly install the upstairs sub-floor, so there are a number of spots that where the floor creaks loudly. They used the cheapest carpet possible, which already needs replacement after only a few years. They used to cheapest wood trim possible, with a finish that has already worn away in dozens of places around the home, under normal wear and tear, requiring that all the wood trim at the baseboards be removed and replaced or refinished.
So, if you like a home where almost everything needs to be repaired, repainted, or replaced in less than 10 years, these are the guys for you!

They knocked down a house full of rats. They were made aware of this issue by three neighborhood houses. They knocked the house down without addressing the rats and now our neighborhood is full of them. No response to multiple emails to Geoff Schumacher and he did not take my concern seriously at all when I approached him at the property.
