Ken Sims is not a good builder to buy a house from. During the build process, he does not focus on what choices will bring greatest long term customer satisfaction; instead he focuses on the lowest cost option to build. As a result, he has terrible customer service and does not stand behind his homes. His home internal finishes are “pretty face” eye candy for the buyer but built with “builder grade” infrastructure along with cost cutting build processes that will present enormous future maintenance cost to repair/correct. His homes will not stand up test of time. None of the home owners in my neighborhood who have Ken Sims homes has any positive remarks about after-buy first year warranty experiences with him. Instead they say it is a battle to work with him to address concerns during the build process and gets worse after closing. Many owners have uncovered non-disclosed issues with his homes, that Ken Sims new were present before closing on the home (to include flooding, drainage, plumbing, HVAC, windows, etc.). Ken demonstrates arrogance and says he is right and the issues are normal wear and tear that the owner must bear. I have yet to find even one home owner who would buy another Ken Sims home.
He is not a custom builder but instead is a small scale track home builder who builds “just OK” homes. He will not be around in 5-10 years and therefore has no concern about his long term reputation.
