Contracted with builder December 2020 and was told they would start building in mid May 2021. Contractor didn’t start building till mid November 2021 starting several other builds contracted after ours. We moved in end of October 2022 into an home that wasn’t completed because our lease had expired on our rental. Many unresolved issues and not happy.

Valiant is NOT a reputable business. If we could enter negative stars we would. This is not the first home we have built, so we understand the building process. We entered into a contract with Valiant and were told we could break ground in July, didn’t happen until October. Told they would have the project done in 8 months, finally completed in 15 months. Numerous delays for everything were common. The usual response was to shrug their shoulders and say they couldn’t really pressure the subs or the subs would just walk away from the job. The owner was going on a vacation and left the project in the hands of the Foreman. Nothing was happening so we called him to get an update. His response, as it often was, was abrasive asking why we didn’t call earlier. Then he said that he’d take care of it when he gets back from vacation, being away over the same time as the owner. I tried to reach the other owner of Valiant and he wouldn’t return my calls. Almost a month went by before work resumed.
We believe that they seriously low bid the cost of building the home. Several times the owner stated that they built value into the home and that when finished we’d be able to sell the home for $50k to $150k more than what we had in it. As a Cost Plus builder, I repeatedly asked how we were doing on the budget. He told me we were either right on track of even under budget. When I ask to see the numbers, I was only given put offs and delays. After a month and a half of asking for them, I was finally given numbers only to find out that we were 30 percent over budget.
After we closed, it took a year and eight months to finally complete the punch list. We needed to hire a lawyer to issue a breach of contract letter before the one year deadline. They are very good at telling you what you want to hear, but rarely following up on it. They are indifferent towards their clients creating high stress levels and anxiety. We cannot, with a good conscience, recommend Valiant to build a home.
