In 9/2021 I closed on a new construction of 2,800 sq. ft. + or- home I had built for me. It was during Covid & Ziggy, the builder, asks me to increase the price $15,000.00 due to the cost of increase in lumber. I checked with my attorney & he advised we had a contract so I refused. At that point his demeanor changed. Some of the issues I encountered after closing were:
Some sinks wouldn't hold water & other would let the water go down. In 1/2022 the pipes froze in the master bedroom. They were insulated & keep freezing as they were installed right next to the outside wall. 3 visits later the pipes were moved further inside. Th E microwave was not installed property & had to be reinstalled. There we re e other issues that probably occur with new construction with settling, doors not closing, caulking issues, etc. Fast forward to today. I am an 84 year old women no we in 2024 downsizing & trying to sell this house. Much to my surprise during a home inspection it has been determined that the roof needs to be replaced to the tune of over $30,000.00 due to the improper installation of the plywood causing buckling of the shingles.
All I can say is "BUYER BEWARE."
And, incidentally check to see how your town building inspectors check to see if a roof is properly installed. Do they go up into the attic or just check from street level and say, "oh yeah I see the waterproofing up there & the shingles, etc. are there."
