Starting with a kitchen/dining area modernization initially. This might include adding a closet in the downstairs room as well. Later, two upstairs bathrooms will need modernizing and a little reconfiguring. Eventually, we would like to handle some of the "smaller" items unless it makes sense to wrap them into the larger ones -updating the fireplace, opening up the living room to the deck, new bannister, maybe an outside kitchen. Then entire house has radiant heating through the floors which likely needs an update as there are cold spots and we want to change the flooring in a number of places.

Second: stairs inside the house to access the downstairs; we go outside to go downstairs. We have an ocean view, and neighbors would not want their view blocked. So it has to be done carefully. That said, we plan to work with the GC to find opportunities for value engineering. We understand this type of project can easily take 1 year of time or more, but we would like to find a way to phase the project so that we can move back in sooner if possible (maybe around the 5 month mark?).
