We are renovating a 2 family Brooklyn brownstone. It hasn't had major upgrades since 1941. It will need new electrics, plumbing and layout. We want to keep and restore as many of the period features as possible; so there will be lot of wood to sand, moldings to match and coving to put up. I am attaching the current condition plans and the renovation plans. We are in a landmarked area so currently our architect is working on getting us that approval. We would like to start as soon as we have DOB approval. We predict that will be August or September. We will be moving out for the duration of the renovation.

There is a lack of maintenance and painting in the exterior, resulting in extensive water damage to the exterior (wood rot, damaged soffit—see pictures below). We believe repair and refresh/repaint are sufficient, but perhaps there is some value in replacing the siding with a newer material. The start time for exterior is flexible.
