Before signing a contract with Leo, make sure to check his contractor license number on the CSLB website to verify if he is qualified to install pavers. Even if he shows you photos of previous projects, ask for an actual address so you can inspect the work in person.
Our experience working with him was terrible:
His license is a D-06, which only allows him to do concrete-related work, not install pavers. If you sign a contract with him and one of his workers gets injured on your property, you will be at great risk due to his fraudulent misrepresentation.
The photos he sends may be misleading. He won't give you any real addresses to check his work and will only talk about his so-called experience. Don’t fall for it.
Even if his projects look nice initially, don’t be fooled by appearances. Within a year, your backyard pavers could become uneven. He’ll violate the contract by using dust instead of bedding sand. We even went to his supplier, Star Concrete, and confirmed with their founder Jerry and his staff (with video evidence) that he used No. 4 by dust, yet Leo still insists it's concrete sand.
When you confront him about using the wrong materials and ask him to replace it with the correct bedding sand as per the contract, he will demand extra money to cover his mistake.
He will show up promptly to collect checks. After receiving the $1,000 deposit, he will immediately have base rock delivered, without considering whether the irrigation pipes were installed before laying the base rock. Once the base rock is delivered, he’ll demand the second payment right away.
Be prepared for them to cut corners. They won’t call 811 before digging, won’t dig deep enough for utility lines, and won’t use the specified materials in the contract.
In summary, I do not recommend Leo as a contractor.

Working with Leo was a breeze. This will be a long review because I want to be clear and detailed about my experience -
First of all - I'm a Real Estate Agent and I'm also an Investor who flips homes, so I've had several experiences with several paving companies. But this time, I wanted to get my own backyard re-done and even though I knew of other companies, I always shop around A LOT because I like meeting new people and expanding my database. The way I determine whom to hire is based on the first meeting. I can smell a salesman from a mile away, and I know how to read between the lines when anyone is trying to upsell me.
Leo was honest, I asked him simple questions (I play dumb just to size up the Contractor) and Leo was straight forward about everything. I highly appreciate that.
Second of all - I highly appreciate good work ethic. Leo took $1000 down payment (which is industry standard). His team started on time, worked 8 hours from Monday-Thursday. Demo took 4 days. Payment 2 was due after demo. That's fair.
Materials were ordered by me, based on Leo's recommendations. Once materials were delivered (within 3 days), Leo's team began installation right away. Again, working 8-9 hour days. Project was completed BEFORE TIME. This is rare!
Leo was around 2-3 days in total, making sure things are running smoothly. He didn't need to be around all the time. Project managers touch base every few days, I know that. But, we were in constant communication via phonecalls/texts.
My backyard project wasn't complicated but 2100 sq ft backyard is still good amount of work., Some of the 1 star reviews below shocked me, hence I wanted to write a long one because 1. Leo's price is reasonable, 2. His crew worked hard, 3. Project started/ended on time, 4. Backyard looks as I expected.
In Bay Area there are thousands of companies, so it's always difficult to pick one for any kind of project. Isuggest you meet with Leo and judge for yourself. It worked out for me! -

I hired Borges Soares to do Paving in the driveway and small portion on the backyard. During the contract, everything was made clear and Italo (from Borges Soares ) agreed and mentioned that the project will be completed in 3 weeks. That was in May 25th, 2021. Today is October 22nd, 2021 and it is still not completed. Below are the issues
1. Borges Soares did not call 811, while they told me that we need PG&E marking. He said that he has put the request which was never there. I call PG&E to find out. I told him that PG&E wants contractor to put the request and not owner. He came ban in about 10 days to say that his staff put it wrong address.
2. He said that the material is not available and would take couple of weeks to arrive. I called the place where he had suggested me to go and check the materials. They said that they have everything and can deliver in 2 days. I called him back and he made some excuse.
3. He had mentioned that he does not sub-contract and he or one of his partner will always be here when the job is being done. Guys were sub-contracted and he just showed up just to collect the checks
4. Committed time/schedule was always missed. Some days the workers were here only for 1 (one) hour. I understand that they had to come from Richmond to Milpitas.
5. I worked as a project manager. Ordering the materials, talking to the workers, looking the delivery. Empty pallets and left over materials was left on the street, when City issued a warning citation. I had to remove those myself. He never came by.
6. Now he is telling me that he will put lien on my property for remaining balance. He is not showing details but asking more that I owe him. I told him to complete the job as per the contract, show me the details of how much I have paid to him and materials, receipt of any additional materials, and then I will pay as we agreed on contract.I would not suggest anyone to hire them as it is a big pain.

Leo and his Team finished a 1500 sq ft. Paving and 1200 sq. Ft of Artificial Grass at my home. Now the front the house looks Amazing!. Im very happy with the project! Leo finished quickly and very professional! Thanks again Leo and Team for a job well done. -

I got work done from him, in the backyard, and the work took 8-9 weeks. Every other day one of his equipment would fail, and he wouldn't show up.
The grading in y backyard pavers isn't done properly, the pavers weren't installed with polymeric sand in all places. In some places, there is a quarter inch gap between stones, without any polymeric sand. These people also installed steps, and they were also done in a hurry.
I would not recommend this company and their services to anyone. -

I had Leo and team pave my driveway with vintage tumbled pavers. He showed up as scheduled, and completed the job sooner than anticipated. This also accounts for my supplier sending me the incorrect pavers (he adjusted his schedule, and adapted the work as soon as the correct pavers arrived). The work is quality, as it has been a year since install, and I’ve had no settlement. I can’t comment on the negative comments posted here, as my experience was extremely positive.

Highly recommended contractor. Leo and his team did a great job in a large and complicated pavers project for my backyard. They started and finished on time, and were competitively priced. I had some late changes to my project during the installation, and they made these changes without issue. The entire team was very professional, and the quality of work was great.

I signed a contract with him for a big project. he took the down payment and did a little work, took another chunk of the money, and never showed up or answer my calls and texts. always gave false promises. very irresponsible and responsive. only showed up to take the money.

The previous review from Jane in July 2019 was not the experience I got.
I have to give 5 stars! We hired this company Nov 2020. I met the owner, Leo after a quick text, and he showed up within an hour to do measurements of my property. We started to discuss what options I had with materials and he doesn't try to up-sell on the materials, in fact - he offers his contractor discounts on the materials so you end paying less for the materials. The only charge on his end is Labor. He provides info on different supplies stores so you can visit and see the paver colors in person. We ended up with Belgard Catalina grana in Victorian.
It took about 2 weeks to complete our project (driveway, walkway, additional walkway, side access, and backyard - roughly ~2200 sq ft in total). The first 2 days was demolition of all the existing concrete and excess dirt and hauling away. We had to wait a few days for the materials to be delivered. Paver installation took about ~7 days in all.
There were 3 payments made: 1) initial deposit 2) payment after excavation 3) final payment when work is completed.
Leo was responsive to text messages all the time. I texted him mornings, nights, weekends, and he always got back to me with feedback and updates to the project. Leo would show up to the job site every 2 days or so to ensure everything was going smoothly. Any concerns I brought up were addressed quickly.
Thanks Leo and Munik for making my house beautiful!

ZERO STARS! Stay away from this guy and company! We hired this company after Leo Borges Soares met with us in September 2018. Our project was a driveway, stairs, wall in front yard and whole backyard that has a pool and bbq area. Over 4,000 sq ft of pavers. All of the pavers are splitting apart, sinking, breaking apart horribly, not level. He never showed up to supervise any of the work. Nothing was compacted or prepped properly. The work performed is substandard to say the least. Every time he did show up he wanted money "to pay his workers". We found out later, he never paid them! He never even finished the job but worse than that it is ALL WRONG. We paid $50,000 for materials alone. We have a nightmare yard now and need to have everything demoed according to every contractor who has seen this disaster. He is licensed in CA with Contractor Board BUT says he has no workers. He is a salesman. Making lots of promises. He never lifted one paver and never had anyone supervising the work. It's all about sales. We are suing him and the Contractor Board is investigating him.

If I could give 0 starts I would to save you money. This BUSINESS ALSO goes by Leo's Pavers too and keep changing the names and license numbers, closed one and apply for a new one, it is a family scam. HIS BUSINESS IS NOT CLOSED! LICENSE NUMBER #955380. Do not use this "company" Leonardo is just a middle man, he does not do the job nor has an idea of what is he doing, he hired other company to do the job and what he writes in the contract is not real, he makes you paid for the material and everything else. He caused me a great financial damaged because they made so many mistakes the repairs are huge, I paid him almost 30K cash ( he does only accepts cash) and he took the money and the arrogant b... does not want to fix all the additional damages they caused. DO NOT USE THIS PO S... I hired him 1/30/24
