We've just finished a full-house remodel and 500 sq-ft addition to our ~90-year-old cottage-style home with CAP Angeles Construction. We added a bedroom and master bath, reconfigured the entire layout of the rest of the house, moved and expanded the kitchen, and added an indoor laundry room. It was our first real experience with a major home project, so we have little basis for comparison, but we have come away very happy.
Cornelio, the owner, has been great. He's communicative, friendly, and does his best to please. We came in with plans from our architect but without having picked a lot of the finishing touches or having made major decisions about things like floors, windows, doors, or cabinets. He helped us with those, and was perfectly happy to go with anybody we selected or to suggest vendors. We used his vendors for most of the windows, our cabinets, and fabrication of our stone countertops - in all cases, they did excellent work at very competitive rates.
He was both the lowest bidder on the job and came in with the fastest time estimate. His initial timeline had the job finishing in 4 months, whereas the other contractors bidding were saying it would take 6-7. It DID end up going about a month past his original estimate, but even with a month of delay, the job was completed faster than his competitors were saying it could be done.
We had some weird requests because our home has a lot of distinctive quirky accents that give it character, which we wanted to maintain even at the same time that we were updating nearly every aspect of the house. Cornelio went out of his way to make those happen, and when work didn't meet our standards he was very happy to tear things out and see it done right. The door and exterior wood trim on the house were particularly tough to mimic or duplicate, because they were in a distinctive hand-hewn style put together by craftsmen in the 1930s. Cornelio's guys did an impressive job of matching the look.
He's also thrown in some considerable extra work that wasn't in the contract, free of charge. Right at the outset, he removed a giant wisteria and a large tree in the back yard that other contractors were saying we'd need to hire another company to do - that probably saved us a few thousand dollars. His guys also helped us with quite a lot of furniture moving when we were packing stuff away to get out of the house.
Early on, after a batch of demolition, it was discovered that a batch of preexisting old framing wasn't up to standard and we would have to do additional framing and foundation work. This necessitated a change order to the contract, but Cornelio was very reasonable about it. The extra sum was in line with the large amount of unanticipated work involved, and this was a spot where a less scrupulous contractor might have named a much larger figure - we pretty much had to say "yes" given the status of the house at the time. But he didn't gouge us. Through the whole process he has been scrupulously honest and has never seemed like he was trying to nickel and dime us in any way.
The people working for Cornelio have all been great. They're polite and friendly and do excellent work. I think they've mostly been working for him for years, and some of them are extended family. He doesn't use subcontractors for things like plumbing and electrical work, and his in-house people know what they're doing.
He also clearly has excellent familiarity with the building codes, local city bureaucracies, and the building inspectors, at least here in Burbank. His work consistently passed inspection at the first time and we never had had inspection- or permit-related delays.
We were a little worried going into the project - Cornelio is fairly young and didn't come with a long history under his belt. I think this is his first Google Review. He was the lowest bidder by quite a lot, and we worried that we might be making a mistake in not going with a more experienced contractor who was quoting us $80,000 more. Now that it's done, I'm very glad we chose the way we did.
