Words can't describe the hell that Chris and his team put us through the last 10 months. We contracted with him to build us a workshop, add a door in our Master Bathroom, remove an existing water heater, extend a walkway and add a tankless in the attic along with various other projects after we bought our home last June.
From day one I was adamant about the workshop, and water heater needing to be permitted due to the square footage and running electrical as well as moving the water heater to the attic. He kept trying to persuade me to do it without. I insisted, so he eventually filed plans with the city that had to be modified twice due to not being built to California code.
Let's start with the water heater...
First, he bait switched me... He sold me a tankless with a recirculating pump, but installed one without that cost half. Then proceeded to upcharge me $550 because it was "upgraded gallons per minute" he did take off $350 after much arguing/discussion. That still doesn't make up for the fact that the actual unit was almost a $1000 cheaper.
Second, his "plumber" had to come out 3 times to install it correctly, first he did not even hook up the condensate drain causing the water heater to stop working after 5 minutes. Then, he hooked up the drain via copper plumbing to our plants. The water coming out of the condensate drain has a similar PH as white table vinegar, hence why the INSTRUCTIONS and NATIONAL PLUMBING CODE requires it to be plumbed via PVC and properly dealt with by going to a proper drain or some sort of filter. Strike 3... Prior to final inspection, the City Inspector noted that it needed that both cold and hot lines need to be insulated for the first 5 feet as well as requiring a "Sediment Trap. Where a sediment trap is not incorporated as a part of the gas utilization appliance, a sediment trap shall be
installed downstream of the appliance shutoff valve as close to the inlet of the appliance as practical at the time of appliance installation.
The sediment trap shall be either a tee fitting with a capped nipple in the bottom outlet, as illustrated on page 5, or other device recognized
as an effective sediment trap. (2010 CPC 1212.7)"Both not accomplished by his "licensed Plumber." I had to pay a real plumber to fix prior to final inspection.
Now let's move on to the crazy that is the workshop....
Our Plans were finally approved in February... after initially being submitted in September. He tried blaming the City, but fact is, he and his draftsman did not understand basic California building code. You can't build a structure on a pier block foundation without proper access and ventilation.

March rolls around and Chris asks me to pay the concrete guy directly, (red-flag), I did, thinking finally, progress.
But now, crickets, no one shows up for weeks on end, even with repeated texts to Chris, and promises that "guys will be out there tomorrow", no one. Once in a while we would get one or two guys to frame and finally side the workshop.
Now I understand the finally tipping point for Chris. Per the contract, we only owed him about $1950. He had a roofer come out to install the shingles, He tried getting my wife to pay him $2100, it would be doing him a favor, because he was out-of-town with his family. Coincidentally, my wife ran into his wife and kids on the same day at a local park. Weird. I chimed in and said NO. Chris hadn't started in on the roughly $5000 electrical job.
Mid-April now, where are Chris and his guys? hmm. nowhere, but finally after some very frustrating texts with him, I get some movement on the electrical run to the shop, they started on the trench for the Schedule 40 PVC per the plans. They dug the trench only 18-20" deep. NATIONAL ELECTRIC CODE Requires at least 18" to the TOP of the pipe.
I asked him about this, he said "so it failed inspection??right that's what you're telling me?" I responded with: not yet, but with the way your guy laid the pipe, it will. There were many points where it was only 10-12" inches buried. I talked with the city planner and inspector, and they agreed.
This was the final straw. I elected to fire Chris and hire a different electrician. I fixed the flaws in the framing construction that were noted during the framing inspection(Foundation bolts and tie downs), I finished the trim/siding and paint. I dug the trench to the proper depth.
Chris has never "manned-up" to any fault with this, all he is good at is coming around once in awhile and asking for a "progress check".
Please do not hire him and put your family through the misery that is dealing with him and his complete lack of knowledge when it comes to building code/national electric code/plumbing code., etc...

My sister lost at over $80k on a renovation project in Cayucos that Chris Lopez started on and did poor quality minimal work, later never came to correct the deficiencies or returned calls and then completely abandoned the project. Chris Lopez took off with over $80k of her money and large sums of at least 5 other victims.
He comes across as very charismatic and a good salesman but he’s nothing but a criminal!
CHRIS U WILL BE CAUGHT!!!!!!
