Mr. Baranski was recommended by the seller's agent on the house I was buying in Ellenton, Florida last year. Mr. Baranski did a quick and quite inferior inspection on a property that should have never passed. Mr. Baranski missed many fundamental aspects of the inspection including an inside electrical panel that was neither inspected by or included on Mr. Baranski's report.
Within two weeks of moving into the home I had plumbing problems and later discovered a broken pipe in front of the home. I have a wooden deck that I was injured on when a board collapsed because the deck was discovered to be full of black mold and fungus. Strangely, Mr. Baranski who is also a licensed contractor missed the fact that the deck and extensive home renovations were done by the unlicensed seller who did not have permits for any of the work, which was not in compliance with county code. E.G. The deck was not built with the correct type of wood, was built straight on ground with no foundation or moisture barrier. E.G. There is an inside electrical panel BEHIND the fridge that was neither inspected by or included on the home inspection report. When I contacted Mr. Baranski about the inside electrical panel his only response, in an email as he stopped responding to phone calls, was if it is behind the fridge and has power it should not be there.
Aside from the other issues, I recently found, after falling through my bedroom floor in the middle of the night, that the foundation and supports under the house were wet and rotting. Amazing that I am told that I will ultimately have to replace every floor in the home, step by step, and I have been in the house less than a year. It is not so surprising that with Mr. Baranski's track record that this house ever passed inspection.
I could go on and on and I have the photographic and paper documentation to support my claims. I have had nothing but problems since moving into the home. I did by the house as-is, with the right to inspect, but I paid Mr. Baranski for what I THOUGHT was a quality inspection. Additionally, as-is with the right to inspect does NOT exclude the seller and agent (a friend and business associate of Mr. Baranski) from disclosing material defects in the home, which were concealed by the seller, William E. "Billy" Scutt, the agent, Vickie J. Mc Cord of IronGate Realty, and Mr. Jean Baranski of European Quality Design.
Save yourself, and your wallet, Mr. Baranski is a joke. I don't know how he is still in business and has a license.
