If you are dealing with a 203k loan, Do not hire Forrest Hart! He has NO knowledge of what it is or how it works. Most of the time he would complain about not having gas money or milk for his 6 children. I never thought that it was a homeowners duty to provide gas money or milk money. LOL! He apparently was not aware that only after a "job" was finished would he get paid. We had 70k available for the work that needed to be done as well as 12k in contingency money. He used all of the contingency money first on random things that were NOT neccessary! And as far the rest ... hmmmm lets see, he painted part of thr exterior of our home, built two tiny decks, pulled some shrubs from under and around those tiny decks which cost us $600! Really!? pulling a couple weeds cost us $600. Can you say RIP OFF!!! He refurbished our boxes for our kitchen cabinetry. He also "accidently" threw out our doors and drawers. So that was an outsourced project for a cabinet guy. Once they were in, they painted them and actually were trying NOT to paint the inside of them. I also was NOT given options on my flooring. I was asked if I liked a particular tile, I said yes, but no other option was given.
The things that were NOT done and an out of pocket expense for me, even though it was on the bid for them to do out of the 203k loan are as follows...
1. I had to puchase my own door knobs and install for the whole house
2. I had to buy the vent for my kitchen installed by someone else
3. I had to purchase the granite for the countertop and we had to have someone else install that also
4. I had to purchase the hood built and installed by someone else
5. I had to purchase and put all of my hardware on my doors and drawers
6. I had to get someone else to run the gas line and by the way the plumber that installed that cost us a 3rd of what Forrest quoted.
7. I don't know if this is standard when a floor or deck is done, but he did NOT seal anything
8. I had to paint and they left tons of caulk work undone which would not have bugged me if he hadn't said he would finish it
9. I had to buy my backsplash and have it installed by someone else
All in all, I camr out of pocket about 10k or more
RIP OFF! Every contractor that has come into my home has said the same thing ... You got ripped off! No one including myself can figure out where all the money went and Forrest can't tell me either. Oh and don't even ask for work orders or receipts for material, He will look at you as if you were speaking another language. I realize that contractors make money on material but i wanted to make sure if wasnt a crazy percentage. If they can use things left by the previous owner to save themselves some money, why am i paying for this material that was already here?
Oh and one day there was some kid here helping with the tile! That's a liability.
And I will never know why he decided to paint the inside of my garage, that remains a mystery
