    Within 2 hours of the closing, I pulled into my Prius into the driveway behind my uhaul truck that had been parked there. The result? This crack. It's right over where the culvert pipe is. They poured and laid the driveway directly on top of it with no buffer of soil, sand, or gravel in-between. I pointed this out to Don the day after closing. He never really said anything. A few months later I emailed pictures of this and was told that in the warranty book they give you, that it doesn't include cracks in normal settling. This isn't normal settling. This is a SMALL car pulling into a driveway and you can actually see where the tire was.

    At the 1 year mark, I had them come back to address a few issues. That was back at the end if July. They were supposed to replace a piece of weather stripping in my front window It's now February of the following year and they never did it.

    I'd like to think that their warranty was a big selling point. Obviously with my driveway never being fixed from day one because it wasn't installed correctly, and them saying it was a normal settling crack, I'll have no choice other than to litigate this issue.

    My advice? New home or not. Get it inspected before and then at the 11 month mark.

    y advice look for a more reputable builder as there are many options in Northport now and don't be fooled by everything upgraded, everything included. Read below to see our current experience with "gulfstar quality"
    At first my wife and I thought we purchased a quality home from a reputable builder. We bought their largest home which was discontinued and at the time was cheaper than other custom builders at the time. We left a nice review previously and were even pushing our parents to build with them. Thank god they didn't. Unfortunately two and a half years into being in the home we have already had to repair, replace or stop using:
    1-The well
    2-The water treatment system
    3-The septic system
    4-The mirrors on the medicine cabinets.
    5-Irrigation System
    When the water treatment was installed the brine lines were never hooked up. Being a new home owner and new to well system I did not know that was the case. After 2 years of the salt brine mix spraying on our tank it rusted it out causing it to give way thus flooding our entire yard. Upon having a well company come out they stated that the system was not hooked up properly which caused the failure and that the bare minimum was done.
    With these issues we had several water treatment companies come out to test our water. Each company stated the same that they installed the bare minimum for well equipment and did not even provide a sanitizing system which is needed in Northport due to the high likelihood of sulfur or iron bacterial growth. One company even helped in the interim by properly setting the system which was still on the factory settings.
    The septic system around the same time failed due to a drain field failure. When Gulfstar was called we recieved the contractors number and were stated there is nothing they can do it is out of warranty. A septic should last at minimum 10-15 years.
    Thank god the contractor that installed the system stands behind his work more than Gulfstar and is helping with the replacement. However he does not cover certain parts which is understandable. When Gulfstar was asked if they would cover this part they stated it is out of warranty and thus not their problem. Although legally it may not be morally they should stand behind their so called "quality" that they brand themselves on. With all of the other issues occurring which cost hundreds of dollars you would think they would be willing to help their client but no all you get is that the systems are out of warranty. Which by the way was only 14 days out of the 2 year period in which plumbing is covered.
    As for the mirrors on our cabinets 2 times 2 mirrors fell off during the warranty period. Gulfstar did replace them and once again they fell off afterwards causing us to have to replace them ourselves.
    The irrigation system was run by their contractor and when we had a pool installed the contractor answered once for a price quote and never responded again. When another company took a look they could not figure out his work and stated it would cost $1600 to replace which at the time we did not want to spend.

    If given the opportunity again I would have went with another builder who provides better quality systems. They may provide nice looking visual items but the system you can't see is clearly where costs are saved. When major system fail well before their life expectancy it would be nice to know that even though it is out of the builders warranty that the company would stand behind what they sell. My advice look into other companies in town there are many options and they give just as much and more.

    We have been in our house for over a month, and love our home. The buying process was easy and stress free and we closed on time. Sally was great, everyone was responsive and professional. The walk through was thorough, and they went through everything, even showing us how to change the filter in the AC. Our pest control guy was super impressed and said the house was built solid with no cracks or crevices that the bugs can get through. I would definitely buy again from them... very happy with our home.

    My clients had so many issues that I got involved. Wow I cannot say enough bad things about this builder. Shoddy workmanship, cheap materials, nasty group that refuse to fix warrantied items without getting a run around and insulted. In 28 years of real estate never have seen a builder conduct themselves like this. Can't wait until they fold, North Port doesn't need crappy people like this. Buyer Beware!

    ****GULFSTAR HOMES****ALERT!!!!!Horrible company and concern for the neighborhood they build in. Not only do we put up with trash in our yards, from thier site looking more like a garbage dumping site than a new home site...I just had to replace 2 of my tires due to thier negligence of nails in my tire. We try to go out & keep the road clear of thier debris and trash

    We had a home built by Gulfstar Homes almost 2yrs ago. Any warrenty work that was needed was resolved within a timely fashion. We are very pleased with this builder.

    I would not recommend buying a home from Gulfstar ! I had many problems and nothing was fixed . Poor craftsmanship! They put my baseboards in before they put the tile in .. I have thick grout in where the floor meets the baseboards . Cracks in the tiles . Air conditioning leaks . Wide cracks in the garage, front porch,and laui. So that years warranty is worth nothing . ( big holes in the front yard . Needed more sod . But really wasn’t enough . I could go on and on ! Donna
