BEWARE OF USING THIS PERSON. He came to my house a year ago with his sub-contractor and an architect and we walked around the inside and mostly the outside of the house discussing three potential projects: a second story; a garage with the potential ADU; and just a bathroom addition. He quoted me 40k for the bathroom addition and advised that it could be slightly more because of the cost of materials. I know an estimate is just a ballpark and not a firm agreement. Fast forward - I am in the middle of pulling permits from the city. I just got text and a follow up call from him. His estimate is $225,000. That is not only 4 times the estimate but approximately 1875 per square foot. I am not sure if he is so inexperienced his estimates are worthless or he's just a good BS-er to trap homeowners like me.
