I purchased a condominium unit that was developed by Jenny Builders (principals Mark Boldun and Art Gurevich) in 2019. I am sharing my experience so that other potential buyers are aware of some of the risks of purchasing from Jenny Builders.
1. The developer contract calls for buyers to provide a credit at closing to the developers to pay for property taxes that are incurred following closing but that are included in the undivided condominium tax bill. Jenny Builders refused to provide a refund (approximately $13,000) when the pro-rated property tax bill was less than the credit.
2. Over two years post-closing, the developer has not completed neither all contractually agreed-to construction items nor pre-closing punch-list items.
3. I purchased the top floor unit in a development and likely due to inadequate insulation between the roof and my ceiling, I frequently have water leaking into the unit during snow storms.
4. The soundproofing between units is ineffective, with noise routinely audible from the unit below.
5. The wood floors have warped.
In addition to the issues I experienced directly as unit owner, there were also issues with the overall building that the condo association had to remediate:
6. The sump pump in the elevator shaft failed, resulting in approximately $25,000 in damages to the elevator
7. Two other sump pumps also failed (due to incorrect installation according to the Association plumber), requiring replacement at significant cost.

Live in a building rehabbed by Jenny Builders. Since people first moved in over one year ago, the front door lock has never properly worked for more than 2 weeks at a time. We try to call the company, but nothing ever seems to get fixed. They are even less responsive now that the last unit in the building sold.

Permits
- Building permit records show that Jenny Builders, Incorporated has worked on 39 permitted projects.
My wife and I purchased a condo from them in April of 2025 and had a pretty similar experience to those already outlined here.
1. Our contract also required us to provide a credit at closing for the developer to pay property taxes but it was outlined in the contract that it wouldn't be trued up once the actual values were known. They claimed that it wasn't possible to calculate how to prorate with each unit closing at different times but really its just their way of getting extra money out of you. If you are buying from them make sure you understand this and are ok with essentially paying a few extra thousand for the place you are purchasing.
2. We had many punch list items go uncompleted as well. Art was the one we were suppose to contact for this and he was very unresponsive. Initially we had to have our attorney contact his attorney every time just to get a response. A lot of times he claimed he was travelling as if that excused him from his legal obligation to complete the punch list and other work covered by the builders warranty. Ultimately his game became clear though - if the work was something Art could do by himself he would come and do it. If it required him paying someone he would refuse to complete the work knowing that the value was too small to get attorneys involved.
3. Our wood floors also warped. This is likely due to humidity so we currently are running multiple dehumidifiers in our unit 24/7 to try to address. While new construction does tend to have more higher humidity initially it seems to be worse here than it should be.
4. We had a major electrical issue in the building that cutoff power to most of the common area, the garage door, an the elevator. Art's response was that it was not an electrical issue but an elevator issue, the garage door likely froze to the ground, and he had no idea why the lights were out but would send someone out at some point to take a look. All this was done with out stopping by the property. In fact it was a serious electrical issue that needed to be addressed immediately as we were at risk of an electrical fire if it was not immediately fixed or power turned off. Art initially lied and told us Comed installed this and it was their responsibility to fix. 5 minutes of research and this is clearly not the case. As this was a very expensive fix we consulted an attorney and the threat of legal action did get Art to send someone out to fix the problem. Again, its clear that unless he can do the job himself or it is expensive enough where the threat of legal action should be taken seriously he will do everything possible to avoid completing the work.
All in all I would avoid working with these builder's unless you truly love the place you are purchasing.
