I had contacted Realty Builders because I had received one of their postcards in the mail and liked what I saw so I decided to give them a call. I was not disappointed, this company is professional, courteous, honest, and affordable. Victor and his staff always made sure that I was pleased and they made sure that work was being done everyday on my kitchen and that the job site was cleaned up at the end of the day. I highly recommend them to anyone looking for anything remodeling related. -

I found Realty Builders through a friend of mine that had her home addition done by them and I was considering a similar project. I got in touch with their office who was very professional, and she scheduled a consultation between me and the owner Victor who seemed the most honest and passionate out of all the representatives that came out to give me an estimate. I ended up choosing Realty Builders and I couldn't be happier with the results that they had given me.

We love our new kitchen. The workmen were great - nice, hard-working, respectful, knowledgeable of their specific trades, etc. My only complaint was with communication. Some days the workmen would show up very early, or very late (7:30 pm one night and we turned them away) or not show up at all. We had no problem with them varying their schedules, and we understood that there would be days they wouldn't be here, but we would have liked better communication. Example - one Thursday I sent an email to the office at around 10 am, and I'd finally get a response that they would be back on Monday. Someone is telling the workmen where to go, so why can't they tell us?

I took a couple of quotes on my kitchen remodel and victor was the most honest and pointed out many factors that other contractors didn't. Overall I am very satisfied with my kitchen. They had great communication throughout the project and took the time to explain changes or adjustments clearly so I could make an informed decision based off unforeseen issues that popped after we started work. The Realty Builders team was very professional. They were able to guide me through a small-medium sized project and come up with some creative solutions to conform to our unique needs. They did some small clean-up fixes around the area at no additional charge. When some strange issues happened at my house during the heavy rains of early 2017, well after the project finished they stopped by, brought relevant experts, and checked-up on me. I would work with this team again!

My husband and I were very happy with the experience we had with Victor and his entire team. A couple of years ago they remodeled our two bathrooms and they were on time, one month per bathroom, and on budget. I appreciated that Victor made several design recommendations that worked out really well. His team were polite, clean and tidy and on time! And Judy the manager kept everything organized. I went on to use Victor for a small door project at my business and to date, two of my friends have used his firm, also with positive results.

We got a multiphase residential project in San Francisco, about $500K total, a “down to the studs” rebuild project. It is a rather complex project with regard to the structural strengthening and extensive seismic retrofitting. The project also includes modernizing one pre-existing floor and building out a 4 room (~850SF) living space on a ground floor. The structural strengthening included doubling wall strength, replacing old crumbling foundation and making new (~120 liner feet), massive slab on grade connections thereto, numerous new grade beams and fat joist girders. The seismic retrofitting work included numerous sheer-walls, big hold-downs, and installing massive collector beams all over. The strengthening and seismic retrofitting work on the pre-existing floor required very careful and skillful work to install huge collector beams into existing structures without damaging the existing character/look, which in our case required extensive work to restore invaluable historic character that made the home very unique. Because we loved the historic interior ornamental details of the home, they even went the extra mile to hand carve replacement faux beams and corbels which had to demolished during the retrofitting process. These were such an (80+ years) old handmade technique that they were not available anymore. So, I was real surprised that Victor’s crew had such skills- turned out beautiful. Beyond on the standard strip down and bringing everything up to new codes, the pre-existing floor modernization aspect of the job also included a full custom bathroom and kitchen renovation. One thing (of the many) that sold me on going w/ Realty Builders was that Victor is an experienced house flipper which gives him a unique capability to also chime in on what kinds of looks, designs, and finishings will bring the most market value to the final product. Another thing I love about Victor (as some other posts allude to) is that he is a *very* creative, out-of-the-box thinker and problem solver. There were innumerable creative contributions that Victor made during the project which really made a huge difference to the end result, which most all other general contractors (GCs) would have just done “cookie-cutter” work with mediocre (maybe even poor) results.
Originally, when I was interviewing over 10 GCs for the project Realty Builders was the last on my list and after reading online reviews I did not take them at all seriously, thinking they were just lower-end kitchen/bath renovator types not worthy or capable of a real, complex and custom home construction job like ours. I very nearly skipped the meeting as a waste of my very limited time. Boy are we glad I did not! After doing the walkthrough interview I learned that Victor had a very creative eye and detailed knowledge for solving some key problems that all the other GCs were either missing together or talking crap about. The other thing that sold me on going with them was that Victor has a keen mind to digest complex custom plans (including complex gray water & recycling systems, unique roof deck design, unique 90SF skylight metalwork, custom and complex 3 layer sound suppression system, etc.) and he’s very open to (and actually loves) creative and aesthetic/efficient solutions to problems, not afraid to go out on a limb for solution ideas when brainstorming. No GCs I ever met would or even could do this.
So, if you got any kind of custom or complicated aspects to your job, Victor is the GC you really want on your team managing, contributing, and executing the project to optimal results.
Another aspect of the job that I was very impressed with was Victor’s ability to compress timelines (saving costs too) with creative methods that are effective yet still safe, even in difficult conditions. One example is during the foundation replacement phase he had full command of dealing with the typical foundation problem in SF that the homes are attached, sitting on deep sand dunes, and neighbor’s foundations are ancient easy to crumble if you just remove sand on your side. Our engineer had a very similar prior foundation replacement job where their GC did not execute it right and caused the neighbor’s foundation to fail causing massive liabilities and court battles, which was our big fear. Victor was completely confident, lifted and stabilized the rear of the building even while sand was collapsing and somehow managed to cut the time in half, safely doing more sections at once (saving $$$ too). The big rebar cages they built (like pylons in bridges) to make the foundation extra strong were impressive too.
Well, I could literally go on and on…but suffice it to say I would strongly recommend and endorse Realty Builders (and particularly Victor) for any residential project large or small. You’ll get a fair price, very high quality results, no cutting corners or hiding landmines, and agreed upon timelines will be met. -

I recently had my kitchen/dining room redone by Victor and his amazing crew. He took an old kitchen and turned it into an amazing new home. I can’t thank him enough and absolutely recommend him to anyone who is looking for honesty and quality

My project was the reflooring of a condo unit in bamboo.
They took the time to understand what I wanted, and helped me find a flooring I liked. They worked with my HOA to get the project approved. My HOA was very impressed by the quality of sound isolation offered!
They worked quickly to get my flooring installed. Everything was perfect! I'm very, very happy with Realty Builders. I would work with them again.

I enjoyed working with Realty Builders. They remodeled my kitchen. I had a total of three contractors come out and give me a quote on remodeling my kitchen. Victor was the only one that actually cared enough to walk through options. He is very passionate about his work and takes great pride in it. The kitchen turned out amazing. They completed on time and I ended up adding additional work since they did such a great job. I would definitely use them again and would recommend them.

David and Victor took on a project that, to be honest, I was dreading to do. It was our first major project on our condo and it was a tough one. Thankfully they made it easy and the end results were great. I will definitely be using them for further remodeling.

Realty Builders has done 2 projects with us and we are about to start a third. We did a large kids bathroom and kitchen upgrade. Staff is knowledge and ensure little details are not missed which for homeowners who haven't done a lot of projects can happen. I would recommend them - plus you have Judy has a project coordinating updating you all along with way!

We are working with Victor on our third project and considering the 4th one. We really appreciate Victor’s knowledge, good planning, professionalism, and reasonable budget. The work that he and his team deliver has an excellent quality. Several times he came up with new ideas that we didn’t consider before and when included they improved outcome significantly. -

I was very pleased with the end result, the "spa" master bathroom that I had envisioned!!! From the very beginning, David took time to explain the process in an honest and straightforward manner. Judy was awesome in taking care of the scheduling and any other communication. The crews were hardworking and got the job done. One of the best aspects of working with Realty Builders was that David was there to oversee the work done by his crews. Another bonus was that he has quite an eye for design, and helped me to coordinate items to achieve my vision. I would definitely hire them again.

I had seen the beautiful remodel Realty Builders had done in a friend’s condo and was quite impressed. I didn’t think I needed their services until I had a terrible fire in my townhouse in Los Gatos. The fire damaged the entire 2nd floor, with moderate damage on the 1st floor. My townhouse needed rebuilding on the exterior and interior, roofing, framing, plumbing, electrical, drywall, painting, flooring, etc. Many permits and inspections were required. Realty Builders passed all inspections. Victor has access to specialists and craftsmen who do excellent work. My situation was compounded by having to work with the HOA insurance company’s adjuster. Victor can think out of the box when it comes to solving problems. His scheduler Judy is a good communicator on the phone and on email.
Victor has an intuitive eye for design and color, which in the end made the final result jaw dropping. Because I had lived there for about 30 years, he had a few simple suggestions for modernization for which I am so grateful. In the end my townhouse looked like a big reveal on the HGTV channel. My friends were also pleasantly surprised. I couldn’t have been happier. I have heard of so many reconstruction nightmares from a variety of people over the years. In my case it was a dream come true. I would strongly recommend Realty Builders if you are remodeling one room or the whole house. Quality and professionalism go hand in hand with them. They are looking out for you and will pay attention to details, including a few nice surprises along the way.
