TERRIBLE CONTRACTOR
• Increased estimate for project between 1st and 2nd estimates with no explanation, nothing changed
• Front end loads contract, 40% for signing contract (will not schedule work until contract is signed) and 40% more due after demolition = 80% of contract must be paid at about 20% completion
• Unable to commit to schedule and once commits to start, delayed start for a month
• Once construction starts still will not give an overall schedule and date of completion
• Once he started project and completed a portion of the work, he pulled crew off of job and finally substituted the rest of the work with different workers
• Project Manager assigned to job rarely visits job site and leaves all work and coordination to the workers without direction
• Project Manager admits to not reading the contract
• Unable to install toilet properly after trying with two new toilets
• Quality of work is not very good
In summary, this contractor overcommits and then does not meet any of his commitments on time, but DEMANDS you pay him for most of the work, way before he completes it. He continually complains and says he can’t tell you a schedule because he has too much work and has supply problems. That is typical of all TERRIBLE contractors, they over commit and then don’t deliver on time but expect payment as soon as they can get their hands on the money, despite what they agree to. This type of contractor lends credence to the poor reputation of the whole contracting industry
